I think he already booked a unit there. Currently there is a lucky spin and lucky draw promotion.
*
Yeap, booked a unit prior to my post here. Anyway, waiting for loan offer and hopefully things went through, we'll soon be neighbours!

this week going to be pre-lunch and registration

but is the developer is good ? who is the developer ?
*
Guocoland, Hong Leong's subsidiary.

QUOTE(khieni @ May 7 2019, 05:47 PM)
The buyer of this project is abit special... I think because the buyers mostly are from Cheras.... We know there is no HUC, we know there is short distance of low cost apartments, we know there is a PMU, we know PRIMA is nearby, we know traffic jam, we may know the possibility of high density apartments to be planned toward the EH service road.... But we still book and buy.... I guess Cheras people still loves to stay in Cheras....
*
I'm from PJ, decided on EH, not because of the location, but the development itself. I want to stay in a private community, with good facilities and away from city noises, this fits the criteria. Btw, I was told most of the purchasers are buying for own stay, which is good to create a healthy neighbourhood.

can name 3 previous prestige projects done by Guacoland that inspired you to pick them?

can also name who told you most purchasers are buying for own stay? which other projects purchasers were not buying for ownstay?
*
1. I do not pick this development for the reason being "prestigious". There's so many developments out there to choose, it's either I like it and I can afford it or I don't.

2. My SA told me. I think it's a fair point to make. I do not see it as a prospective location to rent out.

QUOTE(khieni @ May 8 2019, 08:24 AM)
Good to know who not from Cheras also considering to stay here. But I do not think their marketing is that effective right? I guess... Maybe someone from Cheras recommended it to you.... Again, I assume...

Yes, if most purchasers buy it for own stay... Then all will make sure this community functional and well maintained... I always afraid to buy a house for own stay but surrounded with all those "to let/to sale" board...
*
Not at all. The first time I get to know EH is through property fair in Sunway Pyramid just a month ago.

QUOTE(BEANCOUNTER @ May 8 2019, 01:58 PM)
you yourself said you bought this place is not bcos of location but strictly bcos of the developer. there must be reason why you liked tis developer so much....was it bcos the manager was an ex dpc fame? have you seen any of guocoland projects prior to this? the reason why they even build the pool and club house before launch?

you already wanted to believe this development is mainly for ownstay irrespective what SA said. saved for those obvious investment taargetted small units macam empire punya products, most exsim products most SA are trained to say its for own stay.

you know how they know? bcos there is a form for every purchaser to fill up.....and no one in the right mind will put 'investment purposes' bcos the loan margin is lower and the rate is higher than conventional housing loan.
*
I had spelled my reasons in my original post. Afterall, it's a matter of personal preference when choosing a home to live in. Also to correct you, I wrote "development" not "developer", development means the overall part and parcel of the project.

I see you're trying to write your point about disclosing purchaser' intention of own stay or for investment that would able to manipulate bank's decision and offer, but at end of the day, we only can see the actual fact after vacant possession. Like you said, a mix of both is good, so let's see.

Macam is change layout + smaller + no extra store room + prices sightly higher 🤔
*
Since block C & D has more unit per block compared to A & B, they do not have store room at parking level and will used for parking lots. At podium level of Block C & D will have aquatic gym and pool. This is the only info I have from another agent in the gallery, he never talked about changes to unit layout though.

QUOTE(danielwoo8 @ May 24 2019, 06:37 PM)
Not necessary so.  Modern design houses now come with flat roofs. If the developers install layers of cooling materials inside the roofs, it would be cooler.
*
Flat roof is harder to maintain, requires waterproofing, and regular maintenance to keep it clean which are added cost, however, brings contemporary design to a building. Sloped roof with roof tiles is easier cheaper and easier to maintain, typical roof insulation like Rockwool is effective in heat and sound insulation, it's more cost-effective to maintain in the long run.

SA told my friend that Dato Edmund went to site but bo song some interior and exterior design elements and wanted to improve those areas. Mainly for better lighting and air ventilation. So show house will be delayed a few weeks.
*
Didn't improve on Condo external facade? The model in gallery show is brown, doesn't look very sleek. Lol

it is not true to certain extent as the free mot stamp duty is only applicable to certain threshold of purchase price and within certain period of time, the details cant be found here .

http://www.hasil.gov.my/bt_goindex.php?bt_...nit=1&bt_sequ=8

Thanks for clarifying. First home buyers benefited SPA and MOT stamp duty waiver for property less than RM300k, MOT stamp duty waiver for property within RM300k to RM1mil.

In that link, there's respective surat akuan untuk permohonan pengecualian duti setem to be filled to get waiver.

Copper pipe is rarely used for water reticulation. You might need to do it at on your own.
