The loan agreement stamp duty was free in the first place, added benefit of HOC is free MOT stamp duty only.
I'd signed the form, apparently the developer will state they had given 15% discount before your SPA price to comply with the HOC's requirement. In the form, my condo unit they wrote 680k when the actual unit price is only 580k..
Good to have HOC...free MOT means can save about 12k Btw 580k is 840sqf or 893sqf? If not mistaken their 893sqf was selling quite fast. Should have been sold out(both Tower A and B).

hi guys, recently purchased a unit at emerald hills. already signed SPA...now waiting the loan document to arrive at my place... but signed on 3rd dec wait until now also havent get.. it is normal? do the loan document really take so much time to compile?
Loan agreement will take quite some time to execute.
My understanding was condo & terrace should be VP altogether, that's why terrace is not speeding-up during construction. As I'm no rush, okay if within 3 yrs period. But the show unit really speechless, from Jun 19 until Mar 20 and no promise yet. Sigh.
SUKE is going to complete by end-2020. That's definitely bring positive value growth to us.

I believe it will be in purchaser greater benefit for the project to be complete soonest be it own stay or investment as progressive interest will not bring any value but more cost to the purchase
