I went to visit EH on 17 April. Here are some key update I got from the SA:

- terrace house and condo block A & B target to complete by end 2021. VP 2Q2022
- SUKE highway initially was scheduled to finish by end 2021. Given the few "incident", SUKE could be delay. (Personally I think SUKE will only be ready by 2023... until then... gonna die in jam...)
- block C just start selling
- block D will only start after block C is sold
- foundation for block C & D is completed
- expect block C and block to be completed by 2024/2025

here are some questions I have:
1. how will this affect management fees? considering when you the management fees, it is expected for the full management (not partial) with full access to facilities... for tower A & B and terrace owners, will they have to pay in full? or can they claim some form of LAD until the remaining facilities are completed
2. how will this affect management? normally it will be developer > JMB > residents
3. any recourse against the developer?

how does everyone feel about this? I am sure majority are planning for own-stay, are you guys planning to move in immediately after VP (of course after renovation is completed)? How would this affect you?

This project is built on a residential land right. So is it a condo or a serviced residence? I can't find the info anywhere.

Hi all I have a question to all EH owners, I've received a letter from developer on the delay of VP date for another 6 months - (initial VP date is Feb 2023 now delayed to Aug 2023) and all late payment interest charged from March 2020 to 31 Aug 2020 (MCO/CMCO period) shall be waived. Did all owners receive?

Any compensation from banks/developer cause bank interest still needs to pay. aduihh

I been to the sales gallery before and notice the chairs around the pool will get old by the time the block is ready for occupancy... just wondering if it will be replaced or what.

The latest photo shows Guoco seems started putting some real effort to repaint and try with the new color schemes?

If this is real then the developer deserves kudos for making this happens. Perhaps, someone who knows more details could confirm on this.

Em... Developer how to decide final colour for condo this time. The tested colour shown in photo seem different from catalogue as well. I have doubt developer how to satisfy all buyers.

hi guys...really intrested in this project. But I am comparing it with Nikka/Pixel cheras in terms of facilities. Found on FB that the S&P for Nikka/Pixel does not spell out the facilities. Only states the basic. For those already signed the S&P, what is the facilities stated on the S&P? Since Emerald hill does boost their facilities such as electronic mail dropoff etc .. Any ideas ?

manatau they chose even the worse one with lighter shade 

complain again

i prefer the cooper color ones because rain n sunlight can make lighter paint fade so much faster.
