went to view condo show unit last week, here is my point to consider
Pro:
1) good greenery with private lake , its the biggest selling point.
2) every unit comes with private storage same floor with carpark, good and useful concept.
3) the design of every type unit are for good air ventilation, especially living hall, and every unit comes with yard facing outside
4) 1195 sqft design is most logical, every toilet comes with window
Cons / Consideration point:
1) tower C & D will be quite high dense 393 unit with only 4 lifts
2) both 840sqft unit's toilet doesnt come with window , only master bedroom's toilet come with mechanical air vent if i not rmb wrongly, common bathroom will have issue if this the case
3) for 893 sqft unit, the study room space is too big and it will compress master bedroom space, this just personal preference
4) the management really need focus more on common area and facility, aside from the lake and track, others give me the feel of having it for the sake of having it, the club house, gym imo is too small for 1500++ unit sharing. the sky gym sky cinema not impressed at all, just some hardware and cement area for seating. the lobby door can do better, the sale person said is for ventilation purpose, so no use glass door, but i believe there are better design of grill door.
5) opposite is PMU ( someone will care , but i dont)
best to consider is 840 and 1195 sqft, but about RM650 psf, not a cheap price, with high dense with only 4 lifts and average common area(except the lake) , need to think twice before booking. anyway it is selling like hot cake already.
The 840sqft toilet should come with mechanical ventilation for both bathrooms (no windows). That's the case for my unit in Tower A which has already VP'ed.
