The developer of Bon Kiara is starting work on the road extension to join Jalan Duta Kiara with Jalan Kiara 3. They have put up the support frame for hoarding.

I think if they’re doing this to help sales, then better be fast and let people see the actual new road.

So my rough guess is by mid-2025 maybe June-July?

For those who purchased Bon over The Minh Mont Kiara, can I hear more why you chose Bon? Between these 2 projects currently. Both has it upsides and downsides but keen to hear more from the wider group

i have friends who bought minh and myself bought bon, have been discussing last time too

for my purpose of buying Bon
- price psf is lower than minh maybe due to the location, lower than median price
- main purpose is for investment purpose, but might move in in the future
- the lanai area is 1 area that sold me too
- based on Bon Estate, i think they will do a good job, they do have alot events every now and then
- i have been eye-ing on the project since they launch, only pull the trigger when they confirm the connection of JK4 and 3

some additional context, i bought another property along JK3 for investment purpose, it's doing quite good, thus i have the conviction that Bon Kiara will do even better once completed

for my friend who bought Minh
- UEM is 1 of the master developer there, there is no doubt bout quality
- much more secluded area, which is preferably for own stay
- he doesn't like the location of Bon due to the squatters around

also some context bout my friend, he's been staying in MK for ages, i think his choice is quite well thought of too

facilities wise, i guess pretty much both around the same, can self compare, but i dont think it's so much of yr concern at the moment

Minh location is more secluded and exclusive I agree but the layout is such a waste of space (especially the bigger units with foyer and balconies)

i got the Type A (2000+sqft), if budget allows, for future stay, i would go for the Type B (2500+sqft)

Hi! I am also a buyer of Bon (Type D). Apart from the price, I also did not like the layout of Minh at all. I have two kids and too much space is wasted through bad layout.
I am currently staying in Residensi 22 (tenant) and I would not say that UEM delivered good quality here. Therefore I am biased and I believe the quality with Bon will be better. I have also taken a look at the estates which is definitely better workmanship than R22.

Thanks for the reassurance! Type D is amazing but there’s only low floors / Surau facing units available so we will probably go for C. You’re lucky because the price has since increased. It’s now 700+ psf.

Well, I chose Bon Kiara over the Minh due to some common reasons with the other poster here

About Bon Kiara:
1. Psf is competitive and lower than market rate for this area.
2. Very well thought out floorplan with 4 ensuite bedrooms.
3. Lanai area is subjective as I personally prefer balcony, however, if you are getting very low floors or very high floors with not really good vew, balcony will be quite useless.
4. The proposed J Duta Kiara connection road (deal breaker for me).
5. Heard a lot of great reviews and feedback from The Estate

About The Minh:
1. Huge layout but only 3 rooms for the smaller and medium size units. I prefer more rooms.
2. Secluded access with only 1 access road, which is currently shared by Kiaramas condos, and will be shared by a lot more future developments.
3. Old Sunrise condos are generally better in quality vs post UEM Sunrise developments. Can check reviews around here for the project comparisons.
4. The building site of The Minh is in a valley, surrounded by hill slopes, They did pave the slopes with concrete and stuffs but I don't feel comfortable staying too close to hilly slopes.
5. The Minh is close to HTC line running along MK. Can check from Google Map.

But of cos each has it's own Pros and Cons as well. Better to go check out the showroom, visit the site and surrounding to get the real feeling before deciding.

HTC was one factor which stopped me from getting MINH. Facade and facilities can be nice but you cannot run away from ugly sights of cables and people who will keep asking you…aren’t you afraid of the effect.

1 more year. I thought it will only take 6 months to build such a small road.

Thanks to Bon for improving connectivity in Jln Kiara 3.
