 Seri Maya Condo, Setiawangsa

I am currently researching more about this condominium, Seri Maya at Setiawangsa.
It is less than 5km away from KLCC yet not as frequently mentioned compared to the likes of Mont Kiara, Cheras, Bangsar South properties..

Is it a good place to buy for either own stay or invest for rental income?
Any Seri Maya owners, can share the pros and cons of this place and if it is a good place to buy?

If not mistaken mostly big size units there. Check how much the maintenance fees you need to fork out monthly.

I'm not a resident of that condo, but I do know of a friend who is staying there and she likes the facilities as it is well-maintained. The weird thing she noticed is that each unit uses the old-fashioned single unit air-conditioners instead of the split-unit types. Furthermore, the entrance for people to walk into the condo compound uses some 'rotating' barrier you see in amusement parks instead of a gate/door. blink.gif

Either way, a well-managed condo is better than a badly managed one. nod.gif

The other huge advantage is that it is next to the walkway connecting to the Jelatek LRT station. She can even hear the hustle of bustle of people going to the LRT every morning. laugh.gif

Speaking of entrance point this place is Uber/Grab driver nightmare. We don't mind dropping/picking up at guardhouse but to enter will cause jam especially peak hour. Only got 1 lane and is only a small guardhouse. Visitor/Resident sharing same lane.
But we all know many passengers paying peanut but expect drivers to be send right to the door step of their unit if can.

I will say it is good for investment, not so much for own stay, as this condo is mostly rented out to middle easterners, africans, as well as local working professionals and expats, due to its close proximity to KLCC and walking distance to LRT station

Weird. My old condo (Robson Condominium) at Seputeh is also 2-lanes only (1 lane for entry, the other for exit), but so far I never encountered a 'jam' during peak hours. For Uber/Grabcar drivers, it's no issue to pickup me or anyone else here as the entrance to my condo's lobby is pretty clear for most of the day.

I did send my friend a few times back to Seri Maya but I always park outside the guardhouse to drop her off. Never drove in myself before, but never expected that many people driving to work in this condo aside from the LRT crowd, unless the delay is due to the condo guards asking a lot of questions to whoever is picking up/dropping off any resident there. hmm.gif

Try driving in to pick up. I would say is all down to the passenger attitude. Guard asking exact unit number to register apart from handing over your driving license. If the passenger is smart enough will info straight to the drivers. if not then you have to wait for the driver to start making calls at the guardhouse. haha.

I saw on Facebook 1-2 years back the condo owner protested against Duke phase 3 elevated highway which will be above the road facing the condo... is it still happening?

I wonder if it is a big issue? I want to buy that place because want to take lrt to work and all other places. Although my family own car, we really prefer public transportation and let others do the traffic stress job for us. Life is better with less stress on the road.

My other concern is whether seri maya is noisy?
I am currently living inside residential zone with big fields etc. Hardly hear car buzzing noises in the background.

How is it compared to Mont Kiara. Top up abit can consider mont kiara already

Is it still the case today? I was hoping that the condo appeals to western expats who work in KL and their kids study in ISKL. Seri Maya looks abit like tropical/ resort styled which might attract them?

Jalan Jelatek is not a highway. Is just a busy main road full with cars at all times. That's all.

Before putting the blame on the passengers/riders, try to put yourself in their shoes. What if they are not aware of the security requirements for visitors to enter the condo (especially the renters, homestay, etc.)? I'm sure if they keep on receiving calls frequently to state the unit no. and which block, they'll get the hint, but did Uber/Grab ever issue an email to all their users to do this? Don't know about the rest, but as a rider of both services, I certainly did not receive any such email from them. Only when I posted in this thread, then I am aware of this inconvenience.

Secondly, would anyone like to stand outside the hot sun/rain to wait for the car to arrive? I'm sure some wouldn't mind, but most will. And what about those carrying heavy items/luggages? Wouldn't that be inconvenient for them? And there are also times when the Uber/Grab driver will be stuck in the jam if the request came in during peak hours or if there happens to be some incident along the way which will set them back at 15 - 20 min at worst. If I have to wait that long for the driver to arrive, I'd rather wait inside my condo unit until he/she arrives to the front of the condo.

And fyi, at the condo where I'm staying, the guards here won't go as far as to ask which block and unit I'm staying in. Whoever comes in, just tell them you're picking up someone, then they'll let you in to park near the lobby. tongue.gif

MK got better crowd (expats, cosmopolitan) and a very nice neighbourhood, but jelatek is in town and very near to jln ampang and KLCC.
for living, i much prefer MK. don't take my word for it, go recce both places, then you will know what is best for you.

i agree! horse-run condo is no horse run one. but got news of en bloc sale or not?????
until today i don't see any KL condo enbloc. they should change the rule, 80% majority agree can already.

Not sure how it is now, but when I was renting there about 3-4 years ago, majority of the tenants are middle easterners, it's like they have their own community there. Western expats, yes, there are a few but most are mid-senior level professionals from local and other countries.

If you want to buy for own stay, maybe you can also check out Desa Putra further up a bit, this is probably one of the few if not the only condo which has a direct covered walkway from the condo to the LRT station (Sri Rampai). When I was surveying 3-4 years back, I also find this condo has more local residents staying compared to Seri Maya. Furthermore, if you are taking LRT to city during peak hours, you can get into LRT easier compared to Setiawangsa station, which the queue can get quite long. Only thing is that this is a leasehold condo

Regarding noise at Seri Maya, just don't buy those facing station and main road and you should be fine

the land very big, the land price very high. worthy investment for long long term. the land is worth more than the building on it now. there are only 100 owners, land size is 7 acres. so roughly each owner sitting on 3049 sft of LAND on KLCC. how much is residential land transacted around KLCC? 2k-3k psf?
assuming there are 90 2000sft units, at 1k psf, thats 2m x 90=180m
and 10 800 sft units, thats 8m
total 188m to buy up everyone.
factor in redevelopment costs. 500-700 psf of revised GFA?
then redevelop into 400-500 unit condo, sell at 2k psf of raised GFA.

is it a gold mine? you tell me.

Go and check it out. Lowest density at remarkable area you could ever discovered, 1st tiered location and tenants. You may not even get it even if you have the money. Owners leave it vacant even they are not staying. Huge sum to compensate if to redevelop. This is greatest example of what we called 'the old ginger', so old yet would never be wrong.

I dont know. It kills the environment to me because it is probably the last piece of dwelling that sits on such a peaceful surrounding. To unlock the gap between units vs land, we see the potential but do we really want profits over nostalgic and humanity is another question. I would choose to be the jerk of that 1% that stop en masses selling haha! People are laughing no doubt as there is so much potential. But building another plot ratio of 8 or of 10, really ? What do we left besides tall and tall buildings in the city.

Noooo i mean future or if they redevelop. Nowadays hit 1:8 or 1:10, pay extra you get more, look at buildings which are getting higher nowadays.

Kuda, 7acres of land with 1 acre (or less built up) , plot ratio of 1 perhaps ?? Is a heritage scenario hahaha, everyone is eyeing on this piece of gold and given the right people, they could maintain the lush of green or compromise on the plot ratio perhaps. End up at the wrong set of people, gone the heritage !!

then 7acres x 43560 x 3000/sqft = 914760,000 (estimate land value. it might hit 5000/sqft in years to come, so add it up) . depending on the owner, sone will be happy getting 2mil each and move out . i will fight for 6mil or 7mil and retire . (not including other compensation im pretty sure)

Hard esp at the KL city. thus one of the reasons why people want KL address. Most of the gazetted zones cannot be changed or have to pay super premium for it or only with connection. This is extinct case esp. this piece of gold only can build residential i believe.

hi! it's not "compensation", it's an en bloc sale, market value determined by who is willing to pay the price for it. I thought the plot ratio is determined by KL city planners based on zoning and land use?
For example if PR is 5 then the GFA is 5 times the plot size ie 35 acres of built up.
I didn't know it's based on "pay more to build higher", not sure how it works in KL.
in singapore, cannot do like that. Govt sets the PR and zoning (commercial, resi, mixed etc). developers will pay for the land depending on zoning, use and PR.

I didn't know it's based on "pay more to build higher", not sure how it works in KL.
in singapore, cannot do like that. Govt sets the PR and zoning (commercial, resi, mixed etc). developers will pay for the land depending on zoning, use and PR.

KL city pretty high. Yes, looking at 1:10 (for mixed development), some buildings are built more than that. Sorry, im not sure about Singapore, there is a limit of higher plot ratio eventhough one can pay to build more, is not against the rule but is case to case basis. Whatever the term, part of it would have to be paid to the owners, they owned parts of the land (referring to land ownership).

Actually i should change my topic title to be more diverse because I have three places in mind. I need a place that can appeal to me and family when I am based in KL, and good rental income if I am stationed elsewhere outside KL.

I was considering these three places 1. Seri Maya (Jelatek area), 2. Mont Kiara and 3. Tropicana. These three places has some form of convenience, locality and value appreciation. I can't say much about Mont Kiara in terms of convenience because the cons is that I need to drive to work (although just KL sentral but I really hate jam) and the property in Mont Kiara is rather expensive but freehold.

Tropicana area property slightly cheaper than the ones Seri Maya and Mont Kiara but leasehold. I probably might end up with one almost 20 years old (or approaching soon to two decades old). These properties are so well located with convenience, got good school, good amount of shopping etc but haiz leasehold. Should I be worried about leasehold??

The hoise is 20yrs old .doesnt mean the lease period is 99 less 20 yrs.

To be too risky to buy such lishold property.

Mk capital appreciation berri slow.

Seri maya lower class....

Why dun you check bangsar older condo? Or section 16 or 19 (5stones, ameera.....fh).

between the 3, you should get MK, definitely. Your kids and wife will thank you. Trust me, I live in MK hahaha!!! drool.gif drool.gif drool.gif MK to KL sentral isn't that far, KL is jam everywhere. If you start work late, those UEM sunrise managed condo residents have free bus shuttle to KL sentral.

OK la , to be fair, tropicana if you get those near to the MRT< you can take the train to work by ... next Monday?
But don't expect to find a unit at good price since MRT play is hot these days.
And it's leasehold (the no 1 reason i didn't get a unit there)

for condo leasehold somehow I can stomach....especially those in KL city center or other hot areas...bcos condo you cant renovate inside out...unlike bungalows or smds and to some extend, link house.

I just set a trash hold on leasehold properties.......

Most arab don't come here to work. I used to rent here many years ago, couple of them are engaging in subletting the units here to their own countrymen. I know of one who rented a few units here to sublet.

I see the biggest issue is the need to change the guardhouse. No idea whether got space to revamp that or not.
At the very least need to have 2 entrance lane: 1 for visitor, and 1 for those with access card. Will always be stuck up once someone in front need to register to enter.

Jalan Jelatek no comment. Forever jam road.

As long as LRT goes direct to KLCC seri Maya will always attract oil and gas tenants.many OPEC countries happen to be from the middle east. If not mistaken Huawei also is near KLCC hence many Chinese too

Probably just want to sell off the unit. And the fastest method is via lelong, bank "force sale".
Coz he will still gain earning after the transaction fully completed, eventough it is done via lelong VS the launching price he got the unit at.

Agreement signed 2010 or earlier now only all surface up together for auction, it most probably mean there is a sharp drop in rental demand. Either it is unique to this condo or it is a general manifestation.

saw the asking rental rate dropping severly. now can get fully furnish 3 room biggie unit for about 2k. that is a big drop from the 3k rental it used to get during prime time.

I believe there are still demand even if rental drop to RM 2k given the walking distance to Putra LRT. The only unfortunate thing is to those who bought at high price during its prime subsale market. Since as of now, property along MRT is entering the market with good specs at pretty much the same rental market, but new.

as i know lots has relocated to seri riana, nicer facilities biggrin.gif
but mostly those with cars, cos further from lrt. Seri riana on another hand can walk to wangsa walk, which their wifey can spend their time there when husband is working biggrin.gif
but i suppose rental will further go down when wangsa 9 and hamilton complete

Seri Maya not that new. Those who bought 10years ago would have gained even with current auction prices and current rental can cover mortgage (I know of one unit which was renting 4k a month at that time) So when were these units bought?

Most condos start getting tired once they are 5 years and old upon 10 years. Wear and tear, older design and layout plus the facilities tend to be tired and worn out.

In some areas a condo becomes old even sooner than that, can be as soon as a new building is built next to it. Certainly the case in most parts of Bukit Jalil and MK.

Most condos in the FT only came with 1 carpark as standard. The building code and town planning ordinance allows this peculiarity. More than 1 carpark usually for bigger units only and it wasn't unusual for there to be no carpark for some units as well.

One car park is really tough for family. Many of us have more than 1 car to be practical. Even we can use MRT/LRT but most have to use Grab to reach final destination, hence the cost may not be cheaper overall.

I believe why overall value and demand drop is because of the elevated highway being built next to it. But tenants who use public transport wont care i suppose. Local Families with transport may shy away.

IMO it's one of the better maintained 10-15 year old Condos in the city. JMB is quite efficient.

I already tired living here seriously dusty to walk to lrt,jam road btw im looking for a place in subang or sunway area since its near my college and lrt/brt covers the whole area. speaking about the entrance they should open up another entry gate near the keramat hujung.the jelatek road omg just now after college i went out the road jam 5pm right until 7pm i get stuck wanted to go pandan area.

How come all these auction properties only have one parking space? We have a 1300 property and it has two spaces.

People asking about maintenance fees: if I remember correctly the MB has asked for an increase to 23s per square foot. Currently 21s. High number of defaulters if the posted notices are to be believed - up to 25% in one block.

On management: a lot of people in the owners group on FB are pretty unhappy with the MB. Rude staff in the office, don’t answer the phone, cleaning below par, security problems, have to use an app to deal with any maintenance queries, etc.

On residents: there are a lot of nationalities, but the most visible foreigners are Arabs and China Chinese. This is reflected in the restaurants at Datum Jelatek next door, with one rather good Arab restaurant and a bunch of copycats, plus an Arab convenience store. There also seem to be a few hostels. I’ve seen many people wearing the uniform of a nearby restaurant coming out of one apartment; an acquaintance who rents in our block said when she was looking, she was shown a ‘room’ which was a section of a partitioned master bedroom.

Roadworks were due to finish in Q4 2019, but now Q1-2 2020. Should make Jalan Jelatek a lot better when it is finished though.

Neighbouring Kg Warisan is awesome. Low density and relatively well kept.

Direct transfer mean after buying, developer agree to allow transfer to your name. Ignoring or skip the incomplete previous owner process.

But if not allow direct transfer. Then prepare for extra money and time. Need to "help" the default owner complete the title perfection first then only transfer another time to your name. This process is normally known as double transfer.

I don’t think that happened - we didn’t have that problem.

But not sure about auction property.

Anyone knows how the condition of this condo is now?

Attracted to it due to the proximity to the city and LRT station, and also the units are pretty big.
