If not mistaken mostly big size units there. Check how much the maintenance fees you need to fork out monthly.

Speaking of entrance point this place is Uber/Grab driver nightmare. We don't mind dropping/picking up at guardhouse but to enter will cause jam especially peak hour. Only got 1 lane and is only a small guardhouse. Visitor/Resident sharing same lane.
But we all know many passengers paying peanut but expect drivers to be send right to the door step of their unit if can.

Try driving in to pick up. I would say is all down to the passenger attitude. Guard asking exact unit number to register apart from handing over your driving license. If the passenger is smart enough will info straight to the drivers. if not then you have to wait for the driver to start making calls at the guardhouse. haha.

I see the biggest issue is the need to change the guardhouse. No idea whether got space to revamp that or not.
At the very least need to have 2 entrance lane: 1 for visitor, and 1 for those with access card. Will always be stuck up once someone in front need to register to enter.

Jalan Jelatek no comment. Forever jam road.

Probably just want to sell off the unit. And the fastest method is via lelong, bank "force sale".
Coz he will still gain earning after the transaction fully completed, eventough it is done via lelong VS the launching price he got the unit at.

Most probably they no longer got any dealing here in Malaysia and head back to their own country already. Maybe.

Got Iranian owner of Villa Wangsamas unit at the auction hall before. He owned 2 units. Both enter lelong. First unit sold like 6 months earlier than the other unit coz under different bank. He attended the 2nd unit auction just to see how much the sold price. Very rare to see the owner of lelong unit very happy indeed his unit got sold via auction. Terbalik than usual. Yes he no longer staying here. Came back just to collect the money from his first unit.

Agree. 1st auction price = bank valuation. Need wait a long time to fall to realistic lelong market pricing.

In slow market today really can find plenty of below market deal.
Assuming mark up is agreeable, can even get cash back out of subsale dealing.
S&P price 1M.

Loan agreement of the 5 recent lelong units all signed in year 2010 or before. 2 foreign owners. 3 local owners.
Not sure bought direct from developer after project completed. Or bought through the 1st owner flipping after the project completed.
