Well unless the Icon City is very unique, otherwise look at Palm Mall, Mydin all closing down, there are over supply of mall in Seremban.

Mall need to be the final development after BSS has sufficient population let say 100,000. Together with S2 and future Labu then only Icon City can survive.

Very disappointed, HSR so far away from BSS.

HSR Seremban confirmed in Labu instead of Kota Serimas or Jijiang as reported earlier.

According to MyHSR senior management, this station located in a palm estate 3km away form KTM Labu  and 15km from Seremban.

If from d'Tempat Country Club, under current traffic condition, it take 15 minutes or 12.3km to reach KTM Labu station. Believe travelling time will further reduce with enhance road condition/ highway construction in future

Unless there are adequate traffic otherwise KLIA-PD highway is not required, look at Seremban-PD Highway government bailed them out 10 years ago.

While SKLIA is required as it pass through future dense population area, 2 different scenarios.

Matrix's house quality only average far from perfect but the township planning quite ok.

This company willing to pump money on amenities eg schools (International school, private school, SRJKC, SRJKT and SMK), connecting road to SKLIA Highway, tunnels between Mambau and Bukit Nenas Highway, additional street lights, public park, free 5 star clubhouse, extreme park, future shopping mall (bigger than 1-U ), 5 star hospital and so on make me decided to go for it.

Own house defect can be made good by renovation while external amenities one can't do much. These amenities will make the house price appreciate more than your own house renovation.

Besides that, Sendayan TechValley will provide ampe job opportunities and together with Royal Malaysia Air Force Academy and local population will make the commercial area ONG in BSS. Let not forget Malaysian Vision Valley, State Administrative Centre and High Speed Rail project

S2 heights housing design mostly double storey design and usually sized 22' x 75' or bigger...

which means the house design in that area is more expensive....

Is HSR around this project?

because BSS also got alot of house with just 20 x 70 and single storey...

that makes the averaging is on the lower side for BSS...
plus, S2 heights is from different developer (IJM) and their starting base price also usually higher than BSS house for similar size/feauture...
