Dremien is abit overpriced but the concept and everything seems to be on point.

Since my previous post was reported as spam when I was trying to help a fellow forumer out, let me rephrase...

I got a unit at eco world Setia Alam recently and I was actually looking around for introducers to get more discount. Can't believe how difficult it was to find but luckily I managed lah in the end. Fellow forumer helped me out so yeah. πŸ‘πŸ»πŸ‘πŸ»πŸ’ͺ🏻πŸ’ͺ🏻

The BU for its smallest unit is 2653sqft, which is still bigger than EA pavillion home of 2391sqft.

from price n perspective RV seems better. But EA has its strong architecture designs n brand name. so your choice to prioritise what u want.

Footprint 22' lah
Its strata therefore u cant reno.
No rear garden. Yr back stick to other people back.

If u want to it lsmd....give lah at min 25' wide frontal of the house.

Like the forumer b4 this post has pointed. Actual built up frontage is only 22'. Typical link terrace side nia. Only good thing is there is no rear garden therefore setia has extended the rear for you to the end, hence u get the BU.

Personally for me, buying 22' width house is not an upgrade. There are many subsales for lsmds in setia alam, bu avout the same, but asking at least 30% cheaper.

Whereas EA actual frontage BU is 32', amid most models are one storey only taking full advantage of the "garden space'. The house will certainly look grander.....

Thanks for clarifying. agreed RV buildup is 22' wide with side 10' land.
But is that a disadvantage compared to dremien EA pavillion home (tha subject of comparison)?

as i look into dremien brochure , the bu front house for width is shorter with only 6630mm or 21.75'.
RV is longer with back attached which explains why RV has bigger bu than EA.
EA has a bedroom at the back which gives the additional 10' of bu at the back .

so on a plan view, RV looks long rectangular while EA doesnt look squarish either. best for purchaser to study the plan himself. sweat.gif

adding to that, dremien garden home is even smaller, 32x70 land area only.. taking away 10ft at the back for backyard plus around 25ft at the front for carporch, it will be left with less than 40ft length only...pretty shallow if u ask me...

EA is selling grandeur + lifestyle, RV is selling nature + practicality, depends on what u need and prefer.

EA dremien lower density as compared to RV. clubhouse facilities less crowded. But no adult swimming pool..
Dremien phase 1xx units only. Lesser population

Compared point by point macam computer processinh data?

Buying houses does have emotional input n effect de. If everything can put a tick or untick....life will be so much easier to make decision. Can basically ask Siri to buy properties for you jor.

U r a good customer to have for many developers esp like Ecoworld.

Most buyers today are calculative and will consider pros and cons for each developement. Anyway we are talking abt 1.4m lifetime commitment, not some small toy that can be emotional about, so better do more research before commiting
