If you are bankrupted, maybe u blame a bit on bad luck, but mostly you need to take responsibility on yrself of being greedy. Dun want to put in the hard yard and work to earn every single penny.

Sorry gain no sympathy from me....

These mortgage brokers may apply up to six banks for a buyer. When three approve a loan, instead of buying one house which cost RM800,000, the buyer may end up buying three.

The “motivation”, he says, is the cash rebate which sometimes run up to 30% of the house price.

On the conservative side, the buyer may be offered RM100,000 rebate for a RM800,000 house. Three houses mean RM300,000.

Assuming a 30% rebate, that is RM240,000 per house. So the borrower takes a 90% loan, or RM720,000. The buyer gets a “cash back” of RM160,000.


Multiple applications

Banks were unaware of multiple loan applications.

“The whole process is to cheat the banks,” the source says.

“This led to banks asking for termination letters from the other banks, when they got wind of it,” the source says.

Before home loan npl rise, Banks were under pressure from competitors and loan growth, and closed one eye.

It is important for banks to strengthen balance sheet during the good time else banks could be weaken and even collapse when crisis strike.

that someone is not wrong - if you KNOW what to buy that is...! current times are for very experienced
investors who knows where and what to buy and who have very deep pockets..

there is no such scenario whereby ALL property investments are bad ...

Tell this know what to buy to those bought in last 5 years. similarly, those KNOW what to buy in stock, commodities, forex, btc, etc are multimillionaire.

Neither is ALL property investment is good.

new to house loan and etc, how much money should I have before applying a loan? let say I'm going for a house about 500k, should I have at least 10% of the price, i.e. 50k, then only I can try to apply the loan? Also, I was told I don't need to buy the insurance from the bank (the one say that in case I pass away, then the house loan will be paid by the bank that one), can get the same thing from insurance agent with cheaper price, is that true?
