Got the capacity to make loan repayment is one thing, another capacity to pay high downpayment is one thing.
imagine 3rd property with 500k, one need to pay D/P for 150k, not many salaried person can pay such high amount.
as long as you manage well with the monthly repayment cashflow, i think loan compression still good to go for multiple properties (of cuz under your cashflow capability)

If you 2 properties you are supposed to use the equity in your other 2 properties to help you towards your 3rd and 4th property, now even easier with rebates from developer.
Not sure how this worked out but I thought those doing loan compression were mostly doing so because the rebates enabled them to borrow without a downpayment.

Were there any rebates in the past where you could actually get cash in your pocket? Thought all of those were there to help you cover the progressive interest payments?

i'm not sure why a lot of ppl still thinking cash rebate could get you to be a millionaire at once by compress loan for multiple properties.
maybe i am a bit conservative; cash rebate is for us to cover the progressive interest, MOT, some part of furniture to easy rent out, and then with some cash to cover the first few years if rental doesnt match with installment.
New project normally sell to us with future price.
So you gotta bear with the negative gearing for a period, but what if you are running out of cash?
