that project seems like stop for a while...and recently just relaunch again. i visited the site 2yrs ago, supposed to be ready by this year end, then something happen on that SOIL, is too hard for them to do all the ground base work. i heard that they plan to blow the soil / hills for the ground works. pls check it up

+ just realized that the contractors have no privious history..looks like their first project sweat.gif 0.15cents per square feet of maintenance..yeah i've already visited the site twice this week...but i'm no sivil engineer doh.gif laugh.gif

It looks really far into Sri Kembangan, I know my way until Taman Equine Jusco but how much further (directions) do I have to travel to get to Bayan Villa. I might drop by there in the evening if its not too far nod.gif

Just asking coz from the maps it looks really out of the way... anyway what unit type did you decide to buy and how much.

Also what maybe you could share what made you decide to buy a unit there? Any advantages like facilities, near work place, etc?

8) surrounded by international school.....got some australians buying here....even my neighbour is a japanese married to a local! hehe
9) 2 car car park...1 fully covered, the other one semi....front + behind.....
10) access 2 PLUS and also to LDP
11) free shultle bus from bkt ikhlas-south city plaza-star LRT i forgot which one-Jusco and selected landmarks....
12) tesco opening soon near by
13) Jusco around 3-5km.....
14) private land + private community give you 5star feel....yet affortable if compared to Sri Hartamas with skyhigh prices
15) investment...(this one not so sure about, still investigating.......)

Bukit Ikhlas is a superb place. nice environment for young executives, which they are targeting. They are three layout DUAL, 3+1 and Duplex. The good thing is 2 Duplexs will share one elevator, but the price will come around to RM 300,000 and up.

BID is targeting on a friendly environment with lots of greenery, will be a good place for young couples who bought their first home. Units are very stylish and with some smart home gadgets in there!

Management fees might be a bit high for a place in Sri Kembangan, but trust me, it will be worth the price. They will have a 2 storey clubhouse.

Bukit Ikhlas's owner was one of the developers of Sg Long. Very trustworthy with good background.

Not trying to pour cold water.
But supply exceeds demand in that area (due to most UPM students are forced to stay in hostel).
2-3 years from now, it'd be super crowded/congested area. If you noticed, the hill next to the construction site, tons of houses coming up.
And as a somewhat luxury condo, the selling price must be supported by rental rates. In M'sia, only expats would pay good money for condos.
Further if u enquire around, within 500 meters from Bkt Ikhlas, there're a lot of 2 storey terrace hse for sale. 1500 ft land area, freehold for around RM200k.
Dump in the RM45k for renovation, u may have a 2 storey landed property with approx 2000ft built-up area.

i was aiming to view the site for the townhouse type but decided not to go
since 5 out of 10 people saying negative words to the developer....sigh

Hehehe....if anybody's going to stay there I will be staying really close by - Bukit Ciri. My unit (20x77, 317k) should be completed by Q3-Q4 (already 80% payment).

As for Bukit Ikhlas, they lowered their price since the first launch. I remembered when I was scouting around for a property some 3 years ago the show unit was about 270k. I gave them feedback in no uncertain terms that it's too expensive.

Good news:
1- There will be a new road cutting through all the way to Bukit Jalil - it's in the 9MP, but dunno when it will be implemented (probably just before the GE tongue.gif).

Bad news:
Ermmm...can't think of any...maybe the fact it's on very rugged terrain. And it's being blamed on some of the mud flowing down to the Seri Kembangan Business Park.

To those who don't know about Seri Kembangan, it's a predominantly chinese area. Serdang & Serdang Raya are mainly chinese while Sri Serdang is mainly malay. The wealth is hidden ( biggrin.gif ) but if you stay there long enough you will find out the majority of Serdang people are very well-to-do. The main reason? Many of them used to own land from Serdang to Balakong - when Mines first started up a lot of people became rich - as more and more areas became developed (the area to Pasar Borong comes to mind) a lot more land got acquired.

U meant the road which cuts through to Tmn Puncak Jalil via Tmn Equine?

Yeah, another plus. There'll be an interchange for the currently under construction KL-Putrajaya highway (nearby).

Not that road. There is a proposed alternative road to bypass the Serdang Raya jam, from:
Tmn Universiti -> Bukit Ikhlas -> Bukit Serdang -> left side of river -> exit somewhere at TPM.

hi pilothans, did u eventually bought a unit at bayan villa? I m one of the buyer but delaying of completion date is bothering me. it is supposed to be december 2007 but one of the sale person was telling me end of 2008. what information is on your side? what can we do about it?

I went & check out the site somewhere a month ago.... Constructuion is going on... saw a lot of Workers & cars...

Its a Nice Project & concept , Love the 2 Unit 1 Lift concept......
Just a bit turn Off by the Location only... Nice Night View ( see from Pic ) ... I heard the Salesperson told me completion is End of This Year...

BTW , this Project was Delay ar ??... i seriuosly dunno about it........ What was the Completion date on Paper ??...

Still got unsold units? thats suprising. I personally considered Bayan Villa before while scouting for a townhouse 2 years ago. The design and enviroment is very nice but distance is tad far from my workplace in PJ. I would expect it to appeal to alot of people living around the area.

I visited the site out of curiousity middle of last year to see its construction progress. Seems like its gonna be delivered in a years time.

Surveyed the place. Interested for own stay. But the unit price for 3+1 shoot up to 320k for corner unit.

Maintenance is about RM200 (calculated at 0.15 psf). Clubhouse membership (mandatory) RM50.

Kinda steep maintenance price dontcha think?

RM50 for clubhouse is not steep if the clubhouse is well-maintained.

RM200 also is normal nowadays.

Its nothing special or "exceptional" there. As long as the developer willing to pay extra tp promote it, its no suprise they are featured in any websites or publications.

Went to the showroom yesterday, planning to buy a corner unit top floor 1399sf with sky roof - 320k, or 2nd Floor 1407sf - 306k also corner unit, just downstair (both have serdang view and can see KLCC on the left of the balcony). Checked on some posts/reviews dated few years ago, quite many negative comments, but the project is 80% completed and they've already got the CF, the keys will be handed over to owners in December (this is what i heard from the sales person). I like the concept of this townhouse, rarely seen.

Actually 228psf is not expensive nowadays, considering serdang is also developing, and it's a freehold unit, i think it's worth to buy ( i'm buying for own stay). Cause recently i've been surveying on lots of projects, price is crazy, simply 250-300psf. i'm now staying in Pandan Jaya, just behind of my house, there is a serviced apt (under con) AXIS Residence is costing at least 280psf, with 750sf - 2800sf (33 storeys and 41 storeys). and one main issue of serviced apt, i heard from my fren that the water and elec bill are all under commercial rate, since the land title is under commercial, dunno it's true or not.

Also went to atmosphera (puchong), 1282sf for 337k, 262psf, but i think it's not worth to buy because i think few years later the place will be congested since there are so many condo/apt around there such as Koi Kinrara, Villamas, they are using the same road. Actually for location i prefer puchong more than serdang, but looking at the price and environment, i prefer BV, and my parents also don mind moving to Serdang, so i think it doesn't have problems for me, just the final decision. biggrin.gif

On top of that, the sales person told me because they have got the CF, price will be increased 5-10% on Monday, so if i can pay my booking on Sunday, i can still get the current price. if this is true, then my property value is appreciate just after i bought, haha. laugh.gif


Added on November 15, 2009, 4:05 pmjust booked a unit, 23-15-1 corner unit, 306k. biggrin.gif tomorrow will go to apply for staff loan.

From their webpage look impressive with greenery, nice landscape as selling point... But how is the area there? Heard only 1 way in & out that cause jam. Any BV buyer can giv comments or advise? Planning to stay with parents.

Hi,

Would like to seek opinion from all buyers of Bayan Villa Town house, how is the traffic to KL? Me and my bf plan to get a house with reasonable price and thought BV fits just right in terms of price & atmosphere of the place. But we both work right in the middle of KL city ctr..

Thought this place will definitely be a nice place for the 2 of us to live in and start a family looking at the atmosphere, but when i think of travelling daily with the traffic jam situation, i fear i will regret buying the unit on day....

Also, any owner here can confirm if they are charging RM 50/month for the usage of club house?


Appreciate if you can feedback.

Today went to Bayan Villa, love the design but was wondering why still got developer units left since this project has been launch for the past 4+ years...any owner can comment about the place for Bayan Villa. Is this a nice place to invest...saw from Iproperty the rental can really fetch between 1600 - 2800. Just curios whether it is really can invest? But occupancy is really low sad.gif

she didnt do that to me...
she keep saying that a lot of ppl want to buy already...Monday going to pay booking fee...ask me faster pay 2k...
i went see the unit but i think the unit is really not worth it...actual price is 417K for a 1300++ square feet property is way too much expensive...some more is the last unit facing the dead hill and very lonely... i hear ppl say that unit cannot sold cause bad feng shui and hot too...

SA told me developer will start building clubhouse this year, but that was April until now still dont have any movement yet,
without the clubhouse this project is no diff from mid-cost apartment. I've stop waiting the clubhouse & bought Sutera Maya @ old klang road.

club house still ongoing but we will never know until when it will be done .. sigh....
maintenance service, we are changing new provider as suspected many issues occur during the previous management body (most likely on the messy account and $$$ part) at the moment, we are still monitoring the current management body in case if they are worse / better...
access road.... we will have to wait till the olive hill starts operating.. by then we would (hopefully) get to have such access going out.. but looking at the traffic and corners.. this might not be safer if we re-route from the guardhouse 2.

hi, recently i went to have a look at bayan villa and found it quite attracting. However, the 1400ft unit is asking price 450k..personally, i think it is expensive..

and as mentioned, another concern will be the access road which is quite terrible.

any suggestion and input whether it is worth to buy?i plan to buy for own stay

Traffic wise, it'll jam so badly that area. The road is tricky and sempit. Got short turns in and out..
I have a fren who lives there with his wife. Luckily they are both business owners who don't work office hours, so it's not a problem to them. The living environment is very nice and serene but once u got out from Bukit Ikhlas area and enter Seri Kembangan during rush hour, it's going to be a frustrating journey

I guess the jam issue is not very bad @ SK area as you have a lot of alternative routes to get out of SK. I have stayed at SK before and i found it okay.

To PJ, the JAM problem is after SK, but on the way to PJ (for example OUG area)...

I guess the jam issue is not very bad @ SK area as you have a lot of alternative routes to get out of SK. I have stayed at SK before and i found it okay.

To PJ, the JAM problem is after SK, but on the way to PJ (for example OUG area)...

I planning to buy a unit in Bayan Villa. How much is the maintenance fees now and do we need to pay monthly fee for the club house once ready? Currently I staying in villa park Bukit Serdang, plan to get bigger unit. Want to check with you all is this property got any problem of roof leaking, flooding when raining or any bad thing about this property? Appreciate if anybody can answer my questions. Thanks.

any more details on bayan villa? like how's the maintenance charges rate like, clubhouse pics, 3+1 room going for RM550k now. not worth it rite? been to this area, and feel like this price is overstated if compared to places like damansara perdana where u can get a more decent condo in these places at better prices.

Hi, we have been staying in Bayan Villa for 4 years. Our unit is 3+1 facing Serdang view biggrin.gif The night view from our balcony is very nice, especially during festive seasons where u can see lots of fire crackers from near and far rclxms.gif Relatives & friends who visited our place commented on our nice interior design and the good living environment tongue.gif We truly love this place! I hope you can get a desirable unit here too! Good luck!
