For 90% borrowing, most bank provide me with IR 4.55%. Highest is 4.6% (CIMB, HSBC).

Don't think it's RUMAWIP. Heard through the grapevine, it's around 700 psf, with 220 units and layout sizes from 650 to 1100 sf. The developer sounds/may be the same Singapore's developer, Far East which was supposed to redevelop the OKR Lucky Plaza. Maybe they had moved their focus deeper, and into Kuchai? (I don't know)

Also, I think the highway noise would be more of an issue over MRT if noise is a concern. Just look at the layer of elevated highways side-by-side and overlapping that area. Lol

I went with CIMB because MRTA is optional (I don't plan on getting MRTA for now) and I already have an account with them. MBB had better rates @4.55% but MRTA is mandatory. The MBB rep was rude too so decided to walk away..

Based on my observation, the walking distance and road condition from Ritz to mrt - taman naga emas is much better than to mrt - kuchai lama. You just need to directly cross the skybridge to shoplot opposite of Ritz, and then walk to mrt taman naga emas without passby highway anymore.
