Thanks for posting the section drawing. Interior designer here. The podium is not shared. Rumawip is 3 levels lower than hermington.

Cannot see from hermington podium. They smack a half basketball court at the "border" so you can't even go near and see the rumawip podium

FYI, there are doing the piling under the "blue camp" now, that is not using the piling machine u saw lolll....

I saw the progress same as Hamilton last time, same slope and same blue camp...

I am not sure about your interpretation of "podium not shared" but I interpret these according to DBKL & PTG spec as:

1) If podium is not shared only if each block have its own road access.
2) each block have its own guard house
3) each block have its own master lighting system, CCTV, Bomba, Water, Sewerage and etc.

If you read the project title of the picture I attached, There is only 1 podium, not 2 podium.

In other words, DBKL & PTG interpreted this as 1 podium shared by 2 Block.

So maybe your interpretation of "podium not shared" due to a separating wall in the middle?

I read your post earlier on this but did not reply. Instead, I check my own props, my friend's prop to see how the mgmt are being structured. But let's put this in the open so we can all input and learn.

Nova Saujana - Condo with supermarket and shops below. Separate management.

Perdana View - 2 blocks condo and 2 blocks of boutique duplex residence sharing playground and tennis court. Separate jmb

Menara Avenue - linked with Megan Phileo Promenade but having separate management bodies.

Solaris Dutamas - office and condo shared jmb, mall separated management. Even though office and condo pay same rate, office have no access to condo facilities.

These are very much linked developments, and they have separate management bodies. Appreciate any more examples that any of may have.

Not to be negative or try to hammer the developer but you know.. when I bought my first house from a stupid developer, they draw a town plan/map that include connection road but in the end it wasn't there...

similar case those developer which try to sell "MRT3" area and "limited last 10 units forever"

Just saying don't take every developer word/marketing paper without proper OFFICIAL statement or you might continue to keep your finger cross HOPEFULLY one day... thumbsup.gif

Well said. Developer can still get away even though in drawing. Site plan in my spa shows two boom gates each way and nice swimming pool. Finished product one boom gate each way and different swimming pool design. Never believe a promise ..

Thanks for info too but these development you mentioned controlled by DBKL and PTG?

I mentioned in earlier posts that to do SUB MC require to form MC by residents and not by Developer.

Secondly, you mentioned JMB. JMB is a just temporary set up till they form MC.

Thirdly, to form Sub MC must be subjected to land size and design development.

Fourthly, I am talking shared podium between two different segments, Rumahwip and bebas block while you are talking about two different land uses.

All you shown is residential with commercials. I hope you read my earlier post regarding pro and con for podium sharing between rumahwip and bebas block.
