The difference is most if not all BBB/uuu bought at or near peak price.

Contemporary history shows, in the long term, poorperly price rise at about inflation rate. Those bought at uuu/BBB price are likely underwater for extended period of time e.g Japan.

All the things you mentioned don’t mean a thing if you buy it for ownstay. Nowadays, not many people still buy properties for investment anymore. Price suppressed is even better for those who want to buy and stay in Cyberjaya. More people can afford to buy a home in Cyberjaya!

Yup! when you have money to save you better be investing. really got no idea why everyday harping buying property eventually you will die broke. pay to the banks double the value bla bla bla. That's what he has been preaching since 2010. but it's already 2023 and i'm still here not yet die pun. The units im not staying in, i lease them and paying more monthly in hoping in 10 years i can pay finish all 3 of my property. Now worst, his calling ppl scammer. doh.gif doh.gif

dai lou! when cyberjaya is still cheap you don't want to buy.. wait until the price shoot up only want to buy issit? my god. i study in MMU back in 2004, 2007 graduated, while working move around Klang Valley now back into Cyberjaya. If i have no confidence with this place i also won't buy it la. D'Pulze weekend need to park until the lowest floor, Tamarind Square every weekend flooded with ppl coming over for OOTD. Even the cafe i always go need to queue on weekends.. DUH.

Serious note.. if can icemanfx please don't come. It's getting congested here in cyberjaya. call it underwater or not, just don't come. i really want to live peacefully enjoy the serenity and perhaps retire here as well.

i think i may buy couple more once i'm done with the installment of my current units. My GOD my unit in hyve lease for RM1.4k and it's like 30+ viewing appointments in a week. I post up today and after 2nd viewing the person confirmed his renting.

PS: will continue to use speedhome/speedrent service and it comes with insurance as well. Peace of mind. Best thing was even with confirmation, their runners will still be showing the unit to others. It's only after signing then only they would start cancelling appointments and informing others that the unit had been taken.

1) What kind of Financial Planning Advices u give to people ? Are u advising investors, speculators or people buying for own stay ? And 30km judgment ? Who's theory is this ? What about the affordability of a person ?

a ) U are advising future speculators , right ?
b ) Investors can get reasonable rental incomes from buying properties at suppressed price like Lelong , why not ?
c ) price will remain suppressed...This one has Little impact for those buying for own stay . If waiting for price to drop 1K, u may miss a golden chance to owe a property u like.

I do not know what kinda of Investment Guru u are to provide all types of unconventional advices n theory. Kinda like one Snake Oil fits all.

Yes, u are right . Buying a property is a Financial Plan of a buyer...towards his or her Goal. Not decided by Ice.

Why not Ice to decide ?

1) Price goes down---she said under water ..do not buy
2) Price goes up - she said buying at peak, do not buy
2) price remains the same..she said do not buy , no prospect.

U buy Bangsar property..she said KLCC is better ...never ending story.

As if people buy property needs her approval.

BTW, saving money is tough, but investing is even tougher than saving ( deemed stage 2 ) due to risks involved.

I have a friend who has 10 properties collecting passive rental incomes ( many are loans free ). Another has 6k monthly rental income ( loan free ). Not saying u must do the same. But to say your method is right n works for u by putting in extra money to pay more than the actual instalments ( u say u can afford to do so ). U should reap the fruits later on with passive rental incomes.

BTW, I stop going to Tamarind Square for about a year...due to parking issue.

BBB/UUU Playbook is outdated, not only Cyberjaya but Many Places in Klang Valley, dunno why someone so vehemently against Cyberjaya...the crazy UUU phase is normal for many developing countries, after a while it will die down like a virus

People with passive incomes of 20K a month..do not talk much about properties are under water. They just take the action to buy when it is needed.

Those got Zero property always blow water everywhere. Accusing everyone is buying at the peak.( mistake.)
