Poorperly oversupply in cbj is a fact, was known for many years. Scammers tried to hookwink buyers otherwise.

1) Over supply means no one can buy property in Cyberjaya for own stay ? Shall one wait Until there is a property melt down like u predicted since 2012?

2) Show us yr statistics of how many still speculate in Cyberjaya properties after Covid 19 , how many speculate due to false info given here.

3) For those who speculate in Cyberjaya , they need to do their home works n judge, and only their themselves bear the responsibility . Obviously, other places are much better than Cyberjaya to speculate ( said many times here )...

What people are pointing out is your hatred for Cyberjaya is astounding and you make it like your personal crusade to demonise Cyberjaya.

Nobody saying Cyberjaya is perfect and everyone should live there. What people are pointing out is it’s really not a bad place and people should consider it. Of course, if you want to buy a property there, you need to do your own homework just like buying everywhere else.

As said many times, I don't have vested interest in or feeling for cbj, I don't and couldn't hate cbj. I am only against fake news by scammers.

But you lump anyone who say anything good about Cyberjaya as scammers because you view cyberjaya as some sort of substandard place to live. If you got no vested interest, why you only talk about Cyberjaya all the time and say scammers. Why not say other places like Semenyih or even misuse of the name Damansara. There’s no scammers here. People sell properties will of course say good things about the place. Nobody will say the place they are selling is bad. It’s the same as anywhere else and not specifically Cyberjaya only. Buyers have to do their own research. Nobody put a gun on your head to buy property. Willing buyer willing seller. You get burned, it’s your own fault.

You keep saying you got no vested interest but your replies in this thread show otherwise.

The facts remain oversupply in cbj, most cbj investors are underwater, cbj is about 30km from klcc/kl sentral (similar distance to rawang from klcc according to Google map).

Until oversupply is reduced substantially, cbj price will remain suppressed.

This is 2023. 3000sqft house ain't relevant anymore. You gonna waste your time cleaning & maintaining things. Unless you have more than 5 kids.

I have 500sft, 1000sft and my recent one 3000sft. Depending on where i want to stay that's my problem. Relevant or not up to me.

I remember Warren Buffet sapu tonnes of under water properties in US after Year 2008 Sub Prime..whereas others talk about under water properties year in and year out..

Japan properties have been in deep water for 30 years, and prices shoot up to the sky last year/this year.

Paper Moneys ( worldwide ) have been under water ( worth less ? ) due to large scale over printing by many Governments worldwide.

By holding to some kind of physical assets ...might reduce the risks.

Buying sometimes is Chicken n egg issue ..( when to buy/ banking policies ) , under water or over water ( depends on the purposes u are buying i.e for own stay, to invest or speculate )

Do not forget about Inflation also.
