Agree. Apart from studio size unit where you can get it very cheap even below launching price few years ago, there are also a few normal size condo price falling way below price now.
1. Cyberia Smarthomes
2. Mirage by the lake
3. Arc

Probably time to hunt for a unit from the auction market for those keen in investing in cyberjaya property now.

It's a well known trick subsale agents putting advertise pricing at lower than what the owner is asking for.
Just to get your attention and your contact number. Normal excuse is you are late, unit sold.

If you are serious then I can recommend you a unit through auction. Brand new virgin condition unit. Owner did not even collect the key yet. Not exactly Cyberjaya address but Puchong South to be exact.
Developer unit still available and selling at 1.5M above.

1.3M - nil bidder
1.17M - nil bidder
1.05M - nil bidder
948k - nil bidder

Actually is the current weather is hotter than before.
End of last year or early this year, weather in KL is so cold until no need to on aircon at home.
But now is seriously hot daily.

Another unit sold today at below 300k. 1000sqft Mutiara Ville condo. Here's the winner. Only single bidder. Wow. Nobody else interested even at below 300k. Check my previous posting to see the S&P pricing of such unit.

Cyberjaya studio unit in the lelong market transacted at below 200k now.
Vega residensi, Garden Plaza, Cybersquare for example.

Yeah of course. Most of those props launched at 250-300k plus back in year 2013.
If you are confident able to rent out at 1000 per month, is a not bad return actually. 6% yield.
And rental for studio unit can go as high as 1200-1500 if you are lucky.

Since is studio unit. Not a good example to relate with the whole property market.

1000 rental normally able to fetch for a studio unit not at prime location such as Cyberjaya.
Studio the resell market is very limited. Who gonna buy a studio unit? Of course is being passed hand from an investor to another investor. No couple or family will buy a studio unit for own stay. That's why you are not able to sell at high price coz the demand is not there.
Is also the same like low cost flats. Can fetch high rental yield vs the buying price. But to sell back, is difficult due to restriction.

Second factor is studio, oversupply in Cyberjaya. All developer launch studio size to make it look affordable for investors to buy and target students rental over there.

I guess he meant developer early bird launching price 5 years ago was at 830k.
First reserve price = the bank valuation price for that unit.
Some people in of opinion that reserve price can be base on the outstanding loan amount balance, but that is incorrect.

First = The first auction reserve price. Usually is the current market price.
Is also well known that CIMB will place 1 or 2 units at low reserve price to attract ppl to come to their auction fair.
