Ryzen is very value for the money for its extra cores/threads. A better PSU is always better for any build unless for office use so you its up to you if you can fork out more money for a better PSU. If you don't plan to OC, A320M mobo will suffice. If you plan to OC a lil, you'll have to go for B350 mobos which I don't think 3K budget is enough.

i3 8100 has same cores with previous i5, not the current i5. Current i5 has 6 cores.

Ram prices have came down over the past few months and yes that’s considered cheap for a 2666mhz based on current market price. Normal price they are around RM340

Like how low fps and what games did you test? Is your Vsync on or off?

Like below 60 fps. Basically it's significantly lower than what it should be. Witcher 3 (30-60fps), The Crew is literally unplayable in city (<20fps), COD WW2 (30fps). And I also tried using the lowest setting and it doesn't make any difference. Even a G4560 with GTX 1050 ti benchmark is better than this.
