cons: Quite far from Cyberjaya - concern on the traffic during peak hours. 

Setia Safiro Isadora-
pros: Freehold. Near to Cyberjaya. Big land area 22' x 70'. Completion date soon.
cons: Strata title. Price quite expensive - worry to commit high loan monthly.

If u don't mind me asking, which type for Mori Pines were u looking at?
I was snooping around last year with family members, and seem to recall for the first launch of Mori Pines (Mid 2023) the completion date was slated to be at Q3 2026.
Long story short, my brother's fam ended up booking and purchasing type C, and on their S&P the VP / delivery date is within 36months from his S&P agreement date (Oct 2023), and that makes the VP date to match the suggested completion date above.

Just curious if there was another launch recently for Mori Pines, the agent there did mention about another phase for Mori Pines which goes up to Type G.

This is also one of the reason I choose Anisa; the land for the upcoming mosque is just across the street from the taman (can refer to brochure/google map). Of course if u want an already built mosque u can opt for Safiro.

The SA for GC only mentioned the point that Maybank is not one of the financier.

Actually u can go visit the sales gallery and consult with one the SAs there like I did a few weeks ago.
If the SA lied to me about Maybank not financing the houses, then I lied to all of you.

I too was hunting for landed house nearby. Currently renting in Cybersouth and spouse working in putrajaya, me working in KL area so i just take the MRT via putrajaya sentral.

I considered Serenia but looking at the traffic jam from to Serenia i already surrender. Daily jam, morning, evening, even weekends. It usually took around 30 mins (just to pass the jam) and add on commute time so really need to consider that. So because of that i chose GC, mori pines. Hopefully with the link to Cyberjaya, the traffic is smoother to Putrajaya because Elite jam is a no go.

Daun villa actually not bad, i lived in cybersouth and the location is the best because only endure little bit jam to putrajaya cyberjaya during peak hours.

If got money, will go for the houses in Cyberjaya, but they’re all much more expensive lah like safiro etc.

Hi, recently considering to buy Mori Pines Type A....would like to know the estimates on the cost of mid range renovations for a house of this size, nothing too fancy.

Will 70k suffice?

15k for wiring? I think he can save if he doesn't plan on expanding the wiring and just install and use everything (lights, fans) at the provided fixtures / outlets.

I doubt 70k can be considered mid-range for a 4 bedroom / 4 bathroom house, need to offset the renovation by 10-20k to be safe just in case for additional expenses (repairs post reno or other stuff not covered by DLP).

You might be able to squeeze by, just by doing the kitchen, living room, master bathroom and master bedroom reno first and using loose furniture and slowly DIY the rest of the rooms yourself.
But I would personally have the baseline budget for renovation at 100k.

Even if one doesn't plan to furnish all rooms, other expenditures like curtains, plumbing and maybe window tinting can bring up the cost quickly. Not to mention the grade / quality of appliances u want to go for.

agreed. 70k for mid range is kinda tight. have to exclude all the electrical appliances and loose furniture.

5 aircond + installation will cost u near to 10k already

I was personally considering both Mori Pines and Anisa - decided to go with the Cove option.
Price definitely at a premium, can't deny. But the overall development plan was more convincing.

If i am not mistaken it is type F. I think that is the only type left for Mori Pines. Type C is the 32'x70' is it? Hows your brothers house? All okay? Got many defects to repair? Still within DLP right?

Yes as I heard for Phases 1 & 2 will be early 2025. Phase 3 & 4 is yearend 2025 the earliest.

GC SA confirmed last night that Maybank no longer is the panel for GC. The Houzekey promo that someone mentioned previously also no longer available now.

But for me is a non issue now as GC SA said one bank can offer matching int. rate around 3.85% like Maybank.
