QUOTE(hassan_hussein @ May 28 2024, 08:13 PM) Hi all. I am a first buyer and need you all honest opinion. I am working in Cyberjaya. Planning to buy for own stay. We currently shortlist 3 properties, double storey intermediate terrace - Gamuda Cove Mori Pines, Serenia Anisa and Setia Safiro Isadora. Our total income monthly about 14k nett. Have 3 small kids. Below some pros and cons for each property from our perspective. Need you guys opinions which one is a good choice. Please add any pros and cons for each property if I missed out. Might overlooked as I am a first buyer. If u don't mind me asking, which type for Mori Pines were u looking at? Gamuda Cove Mori Pines- pros: Good township plan. Cheap compared to Safiro. Near to Cyberjaya once the connecting bridge is complete. cons: Leasehold and strata title. Completion date in 2027. Land area only 20' x 65'. Serenia Anisa- pros: Freehold and individual title. Got own gate - provide more privacy. Cheap compared to Safiro. Big land area, 22' x 70'. Completion date soon. cons: Quite far from Cyberjaya - concern on the traffic during peak hours. Setia Safiro Isadora- pros: Freehold. Near to Cyberjaya. Big land area 22' x 70'. Completion date soon. cons: Strata title. Price quite expensive - worry to commit high loan monthly. I was snooping around last year with family members, and seem to recall for the first launch of Mori Pines (Mid 2023) the completion date was slated to be at Q3 2026. Long story short, my brother's fam ended up booking and purchasing type C, and on their S&P the VP / delivery date is within 36months from his S&P agreement date (Oct 2023), and that makes the VP date to match the suggested completion date above. Just curious if there was another launch recently for Mori Pines, the agent there did mention about another phase for Mori Pines which goes up to Type G. I doubt 70k can be considered mid-range for a 4 bedroom / 4 bathroom house, need to offset the renovation by 10-20k to be safe just in case for additional expenses (repairs post reno or other stuff not covered by DLP). You might be able to squeeze by, just by doing the kitchen, living room, master bathroom and master bedroom reno first and using loose furniture and slowly DIY the rest of the rooms yourself. But I would personally have the baseline budget for renovation at 100k. Even if one doesn't plan to furnish all rooms, other expenditures like curtains, plumbing and maybe window tinting can bring up the cost quickly. Not to mention the grade / quality of appliances u want to go for. Got this from my bro, maybe this can be helpful for others who are planning or considering their budget. QUOTE(hassan_hussein @ Jun 6 2024, 09:35 AM) If i am not mistaken it is type F. I think that is the only type left for Mori Pines. Type C is the 32'x70' is it? Hows your brothers house? All okay? Got many defects to repair? Still within DLP right? His unit I think just enter phase 1 of construction (already got the invoice for first 10% from dev to his bank), seems to be on track for 2026 VP if no unexpected delays. |

QUOTE(jj2themax @ Aug 20 2024, 08:29 PM) I hope more foodcourt and kopitiams will open in Gamuda cove, more options for food. Once the cyber bridge opens, probably will be easier to get orders or deliveries from eateries in cyberjaya until the Centrum businesses pick up.And the cyber link road hopefully open soon. Easier for me to access from Cyberjaya Right now most of the businesses are located near HIVE or SplashMania park. This post has been edited by Zakov: Aug 20 2024, 11:02 PM |

QUOTE(Netto Hikari @ Sep 3 2024, 08:20 AM) depends but i guess u should priorities kitchen area. if got budget, should really go for aluminum type. Do you have any pics u can share in regards to the security mesh? Is it like those invisible or safety grilles?kitchen cabinets 20k-30k tv console <10k ( i got mine 12ft with glass display cabinet for 4k only from UCO) lightings and fan <5k (go get from house of lighting in puchong) others are good to have if u got extra to spend, awnings 10k-15k (strata title, u got limited range unless MO allowed for full range) security mesh 10k-15k plaster ceiling (g floor) 10k (i honestly just skip this and install those aluminium corner profile instead, to make it similar feeling, only downside is hide wiring requires creativity) |

Looks like there's some progress but don't think they'll finish it by end of August (sales person mentioned before that Aug-25 was the opening target) |
