Ahh..good that u asked. Btw, it was not SA who told me. I did not know who she was at that time until i see her signature on the letter of offer. But she's so high up ranking in management team now, wont remember small potato like me. Anyway, to cut the story short, 3 year years ago, she told me i can enjoy my evening tea at the back british colonial era inspired theme garden. So, where is it? mad.gif

Same here. The SA told me open your back door there is a garden your son can play there, with benches and trees around.

Other than garden, he showed me his ipad photos ( entrance roundabout, colourful landscaping etc.) he said "you will exactly get the same as per photos, even the flower also same colour"

It might be only 5% buyer in this forum. But I guess you can get 80% buyers getting the same illustrations and promise from EW SA.

Good to delay VP. Make our home leng leng.

sp* and ij* finishing aren't superbly good, so I'm not too sure if sp* did perform so well with seh p3 and buyers are very satisfied with it . However, if they maintain humble to continuously strive for excellence in the market place, they are actually on the right track.

You may validate from buyer's comments in facebook, sorry to say it was not well perceived on developments @ setia alam and bandar rimbayu. I have the defect photos during first inspection and I was kinda shocked, especially with the rush delivery by ij* with countless performance issue and some functional issue. It claims itself with certified GBI but only seeing toothpick trees upon delivery. Though I reserve for EW till its VP, so far Tropi* has better assurance and quality afterall. You may simply comparing the # of hollow tiles or lists of defects by these developers, to see how serious they are doing the biz.

Without going inside, Cradleton looks modern and nice from outside. Outsiders will usually like it too at first sight. Landscaping wise, YTD it's not very colorful as we thought, and needs/can be improved. Afterall, the residents inherits the real maintenance costs so if it's a must have, dev will usually born the costs for 1-2 years, then surrender back entire budgets to the RA and residents to maintain. From the arial view as shown during the talk, we observed some majestic elements, but it may not be enough/serve as good showcase to entire EM.

1. Get dev to pave new entry/exit road
2. Demand to improve overall lightings, gardening and also landscapes
3. Work with MP to gauge efficiency/frequency of rubbish collection and other fixtures
4. Get dev to commit beyond what they had promised
5. Get dev to zero-lise the accounts/debts before handing over to RA and recal the maintenance fees per land size

So for those that affected, you may highlight/preempt your concerns before VPed (so that both parties are well aware of the risks) and get the subject matter improved/clear as continuous journey, after VPed.

But if u ask me, i am 100% trust my SA
here is why...

as mentioned earlier, im first time buying a house, therefore for all these months, at least once a month ill go in EM
1. to check on my home, i enjoy seeing it from land to structure and painted etc, etc
2. checking on each and every in and exit, timing all distance to schools, workplace, airpot, malls, etc
3. the main reason is to talk with my SA !!! lol

in fact, i have 2 SA,
1st the normal SA which help me thru all the buying process
2ndly is the SA which in charge of tenderfield buyers, the SA did emailed me free movie tickets,
whatsapp me all the on going events in EW, and will help do reservation if im interested to attend..

Now back to the normal SA,
I throw alot of question to this SA
the SA patiently explained each and every of my quentions in detailed. I was so noob that i dont even know what is VP last time. lol
We also talked on renovation ( to do list ), designs, materials, contractors, apps for reference, brands of electrical appliances, etc, and etc ( as he got 2x experince in reno his own house ). I was once being quoted by 2 ID company for my whole house cabinets, which is 160k and 185k respectively. This SA introduced me another ID as reference, i called and ask them quote, its only 130k, another 10% discount upon confirmation and after site measurment.
This SA helped me alot !!! Therefore i trusted him well

As last week i went to EM, the SA told me to take a tour around the lake, as its reopened, from there i can closely look on the on going process.
I seen some digging on the lake, they maybe expanding the lake, reshaping, or i dont know ... but the house is no where in near completion. Currently its on 2E billing stage. So i went to ask the SA, he said its near impossible to deliver it on Q2 april, mostly somewhere in june/july.
Then i kepoh on cradleton, he said postponed to march/april as they wanna make sure the quality and some issues to settle before vp... and i ask about backlane, he said there will be plants on the backlane but i didnt ask in detailed, what type of plants, how they plant it, will there be planter box or not, etc etc lo

But dont trust me and my SA la
better that u guys trust your ownself as buyer and your SA lo
its only take a few seconds to pick up the phone and text your SA and answer will be minutes away...
its your investment, your should ask for your ownself right?

Actually I guess the presentation are old since appreciation dinner also.

Somebody are high and ego and blind last night.
He support EW like his god dy.

I simply want him to show how blind and.how nonesense he is.

The more he talk, the higher stupidity level he shown.

Anyway, his stupid level is high until I ledge him to say stupid things.he feel nothing.

So my intention is to show public what he.could say, not to enlighten him.

i think honest tan is pure investor
he dont really mind on the actual vp date
hes more keen on finished product and value of the property ..
unlike me, i bought for own stay, therefore i very keen to visit em monthly

Just to clarify a lil bit, it is not a video that shown on the screen, but 1-Page slide deck that tells the latest VPed date.

Logically, if they communicated out the dates in just last Sunday, it would be the latest/updated one else we should wonder why they gave information that is not accurate/up-to-date.

Even there is a discrepancy or ppl choose not to believe, should encourage them to go and validate/verify and come back and tell us the accurate one.

Still that word.. don't be SHY laaaa... it's not rocket science to ask about the VP date thou...
