2. Leasehold
3. The commercial area beside is pretty dead

The only thing I dont like about this one is the Leasehold 80 years (I heard). But shd be attractive for rent, but hopefully not the kind of tenants Pacific Place gets.

Where is the planned entrance and road into Ara Tre? I assume it is from inside of Dana 1 commercial center and not at the main road jalan PJU 1a/4 with a busy cross junction? Anyone knows?

Hopefully the developer managed to renew the lease back to 99 years, still not as good as freehold though.

I was a tenant in Pacific Place and hopefully ara tre is not the same. To me, main reason PP was bad is security, as anyone can walk/follow/tail gate residents into lobby, elevator and eventually ended up on residences floor.

Almost all newer condo has 3 tier security, some even 4.

I think it is more on how the entrance separate visitor and owner. Like PP case, it is combined and worse off when everyone can access the lift lobby.

The one near Speedmart 99 is actually a Surau (not mosque). You can see it on Google Map.

Surau is smaller than mosque and if i'm not mistaken, usually there's no azan from surau. I certainly stand corrected on this.

On the Malay Peninsula, the functional difference between mosque and Surau is not always so clear. In rural areas the Surau was for centuries the center of Islamic worship and thus tantamount to a mosque. In today's urban area in Malaysia and Singapore there are also Surau. Sharifa Zaleha who has dealt with Surau in Malaysia, concludes that the difference between the two institutions is that the mosques are built by the state, while the Surau depend grassroots initiatives. As with Minangkaba the success of the Surau depends very much on the religious scholars involved. During the heyday of the Dakwah movement in the 1970s and 1980s the Surau in Malaysia were also centers of student life. Many male and female students spent several nights a month in Surau to there in the form of i'tikaf to pray until morning to recite the Quran and perform devotions.[5][6]


my personal note: there is no restriction on surau not to have azan.

mosque is determine by its minerats. from one minerat to max 4 minerats. i think one minerat is daerah to 4 minerats is national.
