Dear seniors

I just surveyed Aratre, it look like a good area as it near to LRT station and priced at affordable pricing tag.

But my concern is will there any have enough tenant as there's quite a bit of development in AD area (not very familiar with this area) and will it become another kind of Pacific Place which the rental is far from the bank loan price.

its NOT near to LRT station (Ara Damansara station). Try to walk few times and see.
I have a friend who stays att Urbana. Even him confirmed 'you cant really walk to LRT station'.

note: do you know how much PP price was when launched?

One thing for sure, I do agree that Ara'Tre should compare to PP than other properties in Ara in terms of rental demand and pricing.

Those walking distance to LRT is quite limited in supply. H20, AraGreens, Verde, Potpourri are much further than AraTre.

AraTre is much closer than Urbana as it has a side gate which opens closer to Pacific Place. 650m to be exact.

Have you actually done the walk yourself, using timer steps and distance calculator?

Next to ara tre is monsoon drainage.....where got short cut?

Imagine a retangular. Ara tre is one corner and lrt is opposite corner. Even if you want across pp you still cant have short cut bcos evolve mall seal the parameter.

I stay PP walk to station around 5-7 mins
Ara Tre I think around 15-20 mins la depending on speed

Urbana not say can't walk but sure sweaty la haha, see you willing to walk or not. At least Ara Tre can pass through PP, not open road

The layout IMO is definitely not good. IIRC both blocks has a common corridor connecting them, feels a bit like low cost apt.

how far is urbana to ara tre? literally next to each other separated by the drive in of Dana. another 1min walk extra as compared to Ara tre?

google map shows 1km from ara tre to lrt station, either by passing pp or passing urbana.

they're pretty close to each other, few mins walk
but if I had to walk, I'd prefer to walk from Ara Tre as it is very close to PP entry road, 200m or so
Urbana on the other hand need to walk through airport road

I'm a walking person, so Ara Tre is definitely walkable to me smile.gif

Of course walkable lah....no one disputing it. I walk 8kms per day as part of my exercise min.

But w make up hairs done office suites high heels and need to walk 2x per day mostly under the sun to and from work....800mtr to 1km is not an easy task....day jn day out.

I seriously dun think its 650mtr

Nevermind in early dec i shall do a walk tour and share the result here.

7 mins walk based on google maps.

there are even residents of Nova Saujana walking from their condo via overhead link bridge across airport road to LRT ara damansara. so AraTre is definitely within the walkability

from nova saujana to the entrance of lrt station is about 700steps. open walking path on old motorbike lane until the very high overbridge.

if you are paying over rm500k for condo and need the above exercise on daily routine, then you are welcome to stay at Nova.

This is going to be my first purchase to stay since its closer to LRT (wife works in KL) and I work in Damansara.

I am a newbie on this so i hope some of you can help us out. Is this property still OK to purchase with these price? Any recommendation of similar property in the area to stay / invest in which we can expect a good appreciation rate in the future if we decide to sell the unit? We are probably thinking of going for 700k MAX on our first purchase.

Also know that its a leasehold. Would this property be hard to sell in 10-15 years as we're probably going for a landed house with all the kids etc.
