Dear seniors
I just surveyed Aratre, it look like a good area as it near to LRT station and priced at affordable pricing tag. But my concern is will there any have enough tenant as there's quite a bit of development in AD area (not very familiar with this area) and will it become another kind of Pacific Place which the rental is far from the bank loan price. Looking forward for you guys reply! |

One thing for sure, I do agree that Ara'Tre should compare to PP than other properties in Ara in terms of rental demand and pricing. Cmiho93 liked this post

QUOTE(edwynkim @ Nov 11 2018, 08:36 AM) Dear seniors Those walking distance to LRT is quite limited in supply. H20, AraGreens, Verde, Potpourri are much further than AraTre. Next to ara tre is monsoon drainage.....where got short cut? Imagine a retangular. Ara tre is one corner and lrt is opposite corner. Even if you want across pp you still cant have short cut bcos evolve mall seal the parameter. |

QUOTE(yjtan15 @ Sep 11 2018, 04:21 PM) Ex garbage soil is better than unstable soil like certain parts in Bukit Bintang or reclaimed. most important is the foundation is solid and piling technology used. I hope you are kiddin. Ex-dump soil emanated methane gas and other harmful substances to the surrounding landscape. |

7 mins walk based on google maps.
there are even residents of Nova Saujana walking from their condo via overhead link bridge across airport road to LRT ara damansara. so AraTre is definitely within the walkability This post has been edited by yjtan15: Nov 13 2018, 06:06 PM |

Was approached by an SA the other day quoted me on below (All price are before rebates etc).
807sqf (Bare Unit) SPA Price : RM 554k 807sqf (Fully Furnished) SPA Price : 546k 1173 sqf (Bare) SPA Price : 844k 1173sqf (Furnished) SPA Price : 844k. 1197sqf (Bare) SPA Price : 872k 1197sqf (Furnished) SPA Price : 872k Free 2 carpark for 807, rest free 3 carpark. Downpayment 2% for 807, 1% for rest. seems to be all in tower A. This is going to be my first purchase to stay since its closer to LRT (wife works in KL) and I work in Damansara. I am a newbie on this so i hope some of you can help us out. Is this property still OK to purchase with these price? Any recommendation of similar property in the area to stay / invest in which we can expect a good appreciation rate in the future if we decide to sell the unit? We are probably thinking of going for 700k MAX on our first purchase. Also know that its a leasehold. Would this property be hard to sell in 10-15 years as we're probably going for a landed house with all the kids etc. Thanks in advance. |

QUOTE(yjtan15 @ Nov 15 2018, 11:37 AM) http://goodplace.my/blog/freehold-vs-leasehold-even-care/ 1st of all, the goodplace is not regarded as reputable and well recognise blog in Malaysiahttps://www.thestar.com.my/news/community/2...ehold-property/ 2nd the writing is lazy. to claim freehold is useless when comes to compulsory acquisition is like saying when wars broke out, all property will be valueless. 1st of all please read up what constitute compulsory acquisition and the manner the gov can exercise this right, and secondly please study the compensation. also do study how many FH projects that had been subjected to CA since independent and have the owners cried in grave? of course with many lishold developments around, there will be some stand up performance, especially commercial elements bcos commercial activities wont depends on the land status. citing sunway Tropicana is prematured. not only that these townships are new (less than 40yrs), also what stands out the most of these townships? the commercial elements or residential? |
