In 2008, kv property price started to rise because of high price of steel, fuel, cement, etc and the kv property price rise was further fuelled by easy and ampler, cheap credit from u.s. qe. there was no situation in 2008, anyone expect the price to drop.

As predicted since 2012, kv property rise is unsustainable, and current price down trend is expect to continue for a few years after the last of dibs units vped.

The subsale got to compete with what the developer doing now offering rumah mampu milik at the lower price than last year. Financing from bank play a good part to keep up the cycle. Next year is good year to get your first house as rumah mampu milik come into the market. One can see the developer now singing different tune at the stock market. KV will be hard to maintain their top placing as money making investment unless our RM drop further and outsider come in to grab it. If depend on local. It will not go anywhere.

Foreigners are limited to over rm1 million property.

those foreigners who have invested in kv property have loss in forex. new investors are unlikely to invest in country with depreciating currency.

with strict capital control in china, there will be fewer chinese invest outside.

Previously, kangkong land has never experience property bull run like 2011 to 2014. Hence, property price drop was short lived.

By 2020, u.s fed would have started to shrinks it's balance sheet mean likely liquidity tightening in the emerging markets, a reversal of u.s qe fallout.

Until current over supply is consumed, price is unlikely to rise.

It is actually legit buyer
Even my tenant trying to convince Ayam to sell the property to them but Ayam refuse to sell it by giving many reason. Ayam don't think they are agent since Ayam know them in person.

Ayam many frens already start buying new property Ayam feel Ayam is so left out now, and mind jew they are working in the bank and are high ranking bank officer, they also agree property is good. Ayam dunno what is the reason for jew being so insecured for so many years.

During over supply, price down trend and interest rate on up trend, only those with vested interest e.g. re agent, over stretched flippers would encourage people to buy.

kv property is not the only investment opportunity available.

Nothing wrong to encourage them to buy property, they are very gullible to many scams all around them, they could have put all their money into property than being scammed by everyone else. Kv property price did dropped after 1997 AFC and remain stagnant for many years.

Only peasants and herd would fall into scam and kv property at present time.

The good news is for those with plenty of cash but our new generation workforce can't afford all those old price unless Bank Negara extend their loan to 40 years! and keep the rate down to a minimum. Without all those future buyer.....do you think it will go on the increase if depending only on our local buyer? I think KV price will only be able to maintain or increase if BNM open it all up to outsider buyer with special PR visa or something to attract those rich mainland chinese to stay here and not bring back their investment to their home country.
