As current bank real interest rate is about negative 1.6%. unless bnm rise rate soon, MYR exchange rate will likely tumble.

Negative real interest rate will shrink amount available for future investment and consumer spending.

When the interest rate is raised, a lot of properties will turn into negative gearing investments. Those who are breaking even now might start throwing after realizing that their investment decisions were unwise.

Whoever looking to buy, better start taking this into account and calculate based on the interest rate of 2.5% instead of 1.75%

Basically the whole house of cards will fall...

Even some banks will go bust.

Its not in thier interest to allow this to happen.

I agree, I dont think it will burst, cause there will always be someone willing to buy even it is negatively geared.

But deflating the bubble is always possible with supply >> demand as most investors are smart and wont follow gurus BBB blindly. There are so many better investment vehicles out there that can make them money instead of burning their cash.

Elaborate more. Also, Malaysia doesnt have negative gearing to prop up the property sector like AU.

More Employees Provident Fund (EPF) members will retire below the income poverty line level (PLL) if the government allows additional withdrawals of their savings, said Finance Minister Tengku Zafrul Abdul Aziz.

He said this was due to the continuous decline in EPF members’ retirement savings and currently almost half of the members had less than RM10,000 in their accounts.
