Property prices across the United Arab Emirates have declined by about 27% since 2014, and the U.A.E.’s annual growth rate is now below 2%.

Property price doesn't need economic recession to drop, overhang is sufficient. Until overhang is reduced substantially, price remain suppressed.

Property is illiquid, price takes years to bottom.

the sales told my parent when they buy the property this em will become like another desa park city.  they will give good maintenance / service, good commercial activity, anything you see in desa park city you can see here. unless we are blind, what we see is not what the sale say  ranting.gif ecohill just next to em so different. almost all shops open already and so convenient go there to find food and buy groceries. the mall in ecohill is also in good progress.  ecohill club house also ready very early.  the buyer in ecohill spend lesser than em buyer but they got many things ready very fast.  em buyer have to use facility of another twnship

As bumi lots is assigned by the developer; to save hassle and penalty to convert bumi to non bumi unit, some unscrupulous developer assign bumi lot to non bumi buyers. Unless checked, many non bumi buyers/owners don't realize their units are bumi lot. a risk of buying off plan unit.

at the end, you get nothing & some more you need to tie up your belt to feed your loan
