Normally is land office or high court auction.
Re-auction gap is very long actually. 3 to 6 months if no taker. Is hard to keep track.
And if it is too long in the market, owner able to recover and settle the outstanding with the bank, so no more will be in the lelong market.

I remember shoplots of Maluri asking up till 3 million in the 90's, then down to 8-900k in the 2000's, then asking for 2-3 million 5-6 years ago and now no one asking.
Looking at the current gloat of supply I would say 20 years unless there are foreign buyers, but even then they are looking for premium locations.

Just don't see that many info on land lelong as much as other properties, at least those have price to track.

Not easy to lelong good property at dirt cheap..owner always can challenge bank and ask for revaluation if price too low ..it happen to some property I like and after few round the price increase 30% after owner challenge for the price

As long as banks follow sop, borrower challenge even to high court would be fruitless. Besides, if borrower has the resources to challenge the bank, it would be better spend to redeem the loan.

To challenge bank you no need a lots of money ..just provide few valuation report to court which not cause much money...after dingdong u always can drag 2-3 years

You can value at whatever price but if there is no willing taker, also no point.
That is why if there is no taker, every round bank will drop the reserve price further 10% in order to attract people attention.
The post above got example where property drop down few rounds also fail to get any interested buyer.

Reserve price have to be market price on first auction before gradually drop on second auction ..if too low defaulter have right to challenge but must with valuation report

Valuation report is ultimately paid by borrower, banks won't save this cost. Borrower could produce alternative valuation but valuer engaged by banks are reputable and established, won't be easy to be challenged. Valuation report could be cheap to acquire but court proceedings is not cheap.

Borrower could delay auction but would incur penalty interest and often end up worse off. If borrower is willing to let go at realistic price, multiple rounds of auction shouldn't occur.
