Borrower could produce alternative valuation but valuer engaged by banks are reputable and established, won't be easy to be challenged. Valuation report could be cheap to acquire but court proceedings is not cheap.Owner always can play dirty if he know the way Borrower could delay auction but would incur penalty interest and often end up worse off. If borrower is willing to let go at realistic price, multiple rounds of auction shouldn't occur. |
