1.3M for semi D at Cheria => You can get the same at Elmina / Eco Ardence and both are freehold.
Logically, Cheria is priced too much of a premium for leasehold prop at Kota Kemuning.
However, it does come with the cool Panasonic things inside.
Non statistical talk :
If a person likes the place, they would pay 1,3M for it
