Lishold...but must say...layout is good and comes w 2 cps even for smaller than 1000sq.

Think they also said wat walking to ktm station in serdang.

Should be walk-able distance to MRT2, maybe around 500-600m+- as there will be road from MRT2 station exit to Jalan Merah Silu , KTM line is very very far away.

another con move by developer..... duplex just add tiny steel platform which cost may less than 30k but can charge buyer another 200k...

just give real footprint 7xxsf....dun try to fool buyers bruce.gif

The but PSF remain the same with just the added height... shouldn't it be slightly lower?

actual footprint will only 4xxsf...developer just add dummy floor 2xxsf to 3xxsf...so they can claim as 7xxsf....

normally developer will use steel frame to built dummy floor ...that actually very cheap....

700m is hardly walking distance. Leisure walk covers 83m per minute, and this is about 8.5 mins.

Try to walk under the hot sun for 8-9 mins

There would be pedestrian walkway to the MRT station but not covered.
Walking about 8 mins is really not that bad, we are too used to driving around. sweat.gif

Walking 8 mins is not too bad depending on the area, try walking at night for 8-9 mins in certain “areas”.

Have you thought of the safety, especially for ladies ?

as someone who lives in sri petaling for almost 30 years, and I bought one unit myself and planned to live here forever.
This place is in the center of everywhere, not too far to KL/Mid valley/Puchong/Subang/PJ/Sunway/Cheras (average 10-15km to my favorite places)
,and not too near to be over-crowded (no traffic jam in the entry/exit & no highways everywhere)
definitely a peaceful place for living.

I just visit the showroom, definitely walkable to MRT because there will be shaded walkway provided. Problem is, they can't tell you how far the walkway will be. I am estimating at least 700m. Also, there's only 1 car park provided, good luck with that. In future development, I can foresee SP Setia build another high end condo around there.

Well, they did require buyer to pay for the SPA & loan disbursement and stamp duty, which I believe not a lot of people in this range able to fork out lo, especially this RMCO period.

Booking fee are RM1000(to lock the unit) + RM4000(after loan approved)

The SA got some point la.

Also, 2 more things I don't like :- only 1 parking and laminated timber flooring for rooms(The SA dare to say it's better than tiles, I was thinking WTF)

I saw a new project called Gemini Residence but the layout looks the sam, also by Chin Hin. I wonder if it's the same.
Anyway, I'm going to have a look this weekend. Need to check out the 700m walk for myself as I usually commute. 😆

Nothing wrong with timber flooring. It’s just for some tiles is more exclusive feel. Tiles and timber have their own pros and cons. Tiles longer lasting and timber easier to maintain and clean. Look modern as well. Just ensure you get a good quality timber flooring.

Hi all, first time in Lowyat forum, first time buyer and sorry if I ask stupid question.

I am interested to buy 8th Stellar but worry as this condo is sharing with the Chinhin developer HQ office, wondering what is the consequences if "touch wood" this company goes into bankruptcy? Any effects on the future house prices and occupancy issue on that vacated office block?

Went to the showroom, confirm only 1 carpark given?

Tbh I very dislike how those agents are promoting this project

Covered walkway say covered walkway lah, why they have to mention "covered link bridge" and told me they typo when i queried on it

Somemore told me just 500m / 5mins walking distance

And i wonder why agents dont prefer to share that this project has another name called Gemini Residence? Any interesting story?

I think maybe if they tell you the real name then you wont approach them to ask for details.
the key is they want you to be curious and ask them. if they put the real name up, you will google directly and buy from the developer directly instead of through them.

i personally dont approve on the method they used but it seems this is the only way they can grab your contacts/cari makan.

well, it doesnt take much common sense to know the agents are all overselling on the direct walking distance to the station.. They need the point to justify the high selling price also..

Every units squeeze side by side to each other.... Limited privacy and window views.....
Number 7 not a lucky number to most of the Chinese locals and facing lift lobby not good for fengshui....
If Unit 6 is not near to Refuse chute room, then other ELV, Elec, Tel, water risers shall be acceptable.
If die die must buy then go for 6

I myself took number 6. Just don't prefer facing lifts. I think really see your preference. 2k isn't a problem if you like to face lifts instead. Easier to access lifts?

i think the same applies to mah sing and uoa projects also haha.. but then too much weaknesses against this project.. they wanna try to separate themselves from the rest but in the end they lack of pulling factors. Luckily the company is cash rich, guess completion would not be a problem at least even weak sales..

Numerous factors. Went to the site and realize that surrounding has basically nothing. Look at the sales chart and saw many available units still after 1 year launch. So i dont feel good

It got to me too, this project still has quite some units available despite the launch has been sometime ago.
With the new rebates and ff option, take up rate is still not that fast either. Especially the layout i chose, seems like plentiful still compared to the dual key ones, maybe my chosen layout has no foyer , could be the reason sad.gif

So which project have you put your cancelled booking to? maybe i will take a visit to that project, ive been looking and so far ive settled for this one.
I live nearby, hence i found the surrounding residential area quiet and wide road leading to the establishment pretty decent because is for my own stay.
Perhaps it isn't your preference because your preference is for investment?

Loan is still under process, do advice if you think theres another project i could possibly consider.

Hi guys, i understand that 8th and stellar is on a commercial piece of land. Implications being higher electric and water bills.. any other implications that we should be aware of? Also a bit concerned about the empty piece of land north to project site, wonder what future developments will take place there which may impact the residents of this project esp those in the north-facing units.

Hi any owners here got a 90% loan recently starting mid september?
I received call frm 2 banks last week and both are offering only 80%, apparently is because of the higher rebate that developer has changed to and banks got to find out, as informed by these 2 banks. SA finally acknowldged when i shared this, i was informed by SA that developer will be corresponding with the panel banks to address this.

Not sure if this is one issue why there are cancelled bookings. I must say not many would want to burn their savings on another 10% dp.

Why price is from 626k ++, because different floor, different view, different price.

This is not like selling proton x50,
Standard spec = price A
Full spec = price B
Flagship spec = price C

Some more, level 42 with additional carpark, then price vary.

How to know the measure is in what unit ? mm? I'm skeptical as after conversion to cm > m not really convinced it's mm. As there's a ratio number at the bottom. Mean anything ?

I calculated it is in mm.
818 sqft is 76sqm. The ratio I think is drawing as per real size.

To me. Duplex is good for short stay or friend family gathering. Fengshui wise it no good to sleep above toilet or kitchen right?
If i were to purchase duplex, it shall be located next to lrt or tourism spot

Duplex is not good for own stay purpose, unless your duplex is those super big size unit, plenty of space for other rooms, pantry, kitchen, etc

I bought duplex and planning to stay with my girlfriend, plus 1 or 2 lovely cat
minimalist, small house, easy to clean. That's perfect for me =)

As for Duplex there isn't any Show Unit so I can't decide haha.

HOC.. basically if loan yet approved as today.. can give up this taught.. because lawyer said need 2 weeks for stamping processing.. except our lovely PM extend HOC programs again as incentive for MCO 3.0

I think most contractors would try to finish construction as fast as possible to minimize costs. Taking it slow to reduce defects doesn't sound logical?

Since Chinhin is building material provider, I think they dont need to rush construction worrying that the material cost going up. Furthermore, this 1 is their HQ and they gonna build this well to prove that they have the capabilities to deliver high end project with good quality. So that their upcoming projects can sell well..

I like the offer package and huge balcony but the layout of master bedroom of 1200+ sq fit kind of weird with the smaller window and aircond ledge outside. Another concerns Is the possible development in front which may block the kl city view in future. Struggling with decision betwen skyvogue and 8th stellar.

I don’t mind slow seriously. Look at citizen 2 binastra. Early completion by 1 year and many toufu door knob, iron grill and defects here and there. And chin hin is building material provider. Material cost wise I think they should be able to manage well.

thus LAD is not applicable.

Check out their other project at Taman Medan, the owners complaint about their workmanship in FB. Notice their Sri Petaling project slow down in progress since pass by the noisy KL Seremban highway frequently can see this project beside

LAD = based on your booking fee payment date (some projects no booking fee) so you might have to rely on SPA date, then calculate the 36 months + any form of extra approval (due to Covid) from the gov.

So lets say you got it 2021 - 36 months down the road for you.

Lately its very weird due to the extensions granted. I saw one project... that don't make sense at all. It's like longer that the Covid affected period so the purchasers are trying to seek advise to go for more LAD against the developer.

Is it common for developers not mentioning VP period in malaysia? Perhaps a forecast on which quarter of the year. Seems like there is no up to date circular by the developer.

I moved to Sri Petaling since I was kindy and I merely remember this piece of land was a garbage landfill, before it was converted to be a golf driving range (correct me if I'm wrong). It's impressive that Chin Hin could get the approval to build a 40+ level condo & office building on it. wacko.gif

Yes Can ask agent or developer, but don't trust simply what they told you - mouths of trick and twist.
Agent told me the land in front of this project is a slope hill, impossible to build high rise - Come on where we are? Malaysia boleh, nothing impossible.
I believe netizen here can easy raise up some examples.
Maming project at Taman Connaught, next to Angkasa Condo, The Connaught One by UEM, even the adjacent one MS Oscar also build at the slope land.

My sister bought one unit and she received notes from Chin Hin to fill in the TnB form and the Sales Agent told her that the project expected to complete in Q1. Which make me worries and from what I see that the building from far from complete, if even it complete then more likely it is a rush job.

I heard they said in the package is including Interior Design so when you found any defect then should be 1-2 years later……. After Q1, seldom raining then u will not found any leaking for the window or wall.

Oh ya, they can rush for service apartment tower first. Seem the office tower mostly is owned by developer, then can be delayed to mitigate the LAD impact.

Outside look ok but next time when car start park at road side, it will get jam in the morning, the road so narrow only. Opposite project construction still ongoing. More noisy construction for years to come.

The balcony also a bit cacat de. Can walk go to master bedroom and other small room window.
If rent out, tenant can see free show sometime.
But can wipe clean your window outside, can look inside too.

The lobby looks ok but how long you gonna spent your time sitting at the lobby

For rent out, Balcony need do alteration, put a big block in balcony to stop ppl from walking to master room n medium room..

not only the gym room small.. the 2 arcade machine screen look pixelated too, i rather they buy a PS5 with 2 joystick and a 45inch HD TV..

the idea of joint the game room + gym room is a big nono too, just imagine ppl go gym sweating alot then they sit at the bean bag to chill.. it going to be very dirty, and also ppl hanging out at game room, but gym dude keep "yi yi ah ah" when doing their last rap .. this is very awkward...

the parking ramp is the worst, with a slightly bigger car i already feel very hard to turn, keep beep beep beep, visitor parking at 8th floor, mean they need to turn 7 time up and down.. really a super duper bad design.

swim pool is 10/10, 4 tower unblock view at the moment.. pls go more to enjoy before it blocked by opposite condo.

the parking ramp is the worst, with a slightly bigger car i already feel very hard to turn, keep beep beep beep, visitor parking at 8th floor, mean they need to turn 7 time up and down.. really a super duper bad design.

swim pool is 10/10, 4 tower unblock view at the moment.. pls go more to enjoy before it blocked by opposite condo.

I think he dodge all the down side or just slightly mention, like small size gym, carpark ramp etc, this product launch way earlier , judging for the psf and condition now aurum is a clear winner, but it come later
