1 is 大同 (Odeon), near Shell petrol station, Opposite Jalan Kepong main road is Public Bank
*went there for lunch few months back, They said they are renovating to equip wit OKU facilities* dont think any property project happening there.*

1 is 喜洋城 (Xi Yang Cheng), Kepong Pasar. A cinema tat been vacant for 20+ years (ninja nasilemak, goulou mamak)

Walao wei, i got inside news that there will be another new project near Hotel Kepong (jalan kepong petronas & BHP station) selling Rm500psf, not sure is that the same one. Kepong really Ho Sei Liao
Anyway, if it is built beside Sinar Magna or Casa Magna then i think will become cheap flat as the value of Casa Magna also cheap cheap in that area. If above RM500psf i prefer to buy First Residence honestly.

But Malaysia not have much demand and also no many foreigner want to invest into here.Why build so many unit lei.
Unless they sell super cheap for us to own a house la...this make a little bit sence.lol

But affordable landed is about 30-50km from city like Rawang/Setia Alam/Semenyih. Give and take lo, yes you have spacious living environment but must sacrifice for travel time.
Unless you have enough budget to own a landed in prime area.

General speaking is get a condo with many own staying. At least will manage better. Compare to a condo with all investors, owners never even step foot at the condo before. Worse is condo targeting student market only. In term of maintenance.

There are a few good ones. Only subsale able to know. example if you got caught (littering, vandalism) on CCTV, your pics will be posted all over the place. If you not paying maintenance fees, your access card will be deactivated. Strict security guards. etc.

That one I not sure whether is a football field or not. Yes plenty of low cost around Jalan Kepong area. But Sinar Magna is a medium cost apartment.

Really alot low/medium cost along the Jalan Kepong and it is very jam and packed in Kepong currently. Hopefully better after the construction of MRT finished.
Back to the side, it seem only have few piece small land on Sinar Magna surrounding?Come with Rumawip as their practice?

I would say Lemanja will have many buying for own stay.

Concur with you boss. Nevertheless, judging from affordability and propaganda many will go with AK 2.0. Thriven Enesta branding was not strong at first, however digital marketing helps them latter to reach market faster than b4.

Yes it was finalised to have bigger size. Price Psf no change, so it's still fair. With satu baris of shoplots for selected vendors. Commercial land with HDA.

It has started collecting cheque (RM 10k) to secure LO for queue number - fully refundable if decided to drop later.
Official launch would be July.

End of June or early July. But there's a possibility u cant buy it at launching. They are asking for a deposit of rm10k to get a "number". During launch time, if u have already paid the rm10k deposit, you will be able to choose your unit. Problem is, there are a lot of uncertainties. But they reassured us that if we are not happy, we can get our deposit refunded. They told me already 80% sold as in paid deposit, so i estimate around more than 200 people paid the deposit?

Sounds great. As long as not crazy queue like The Henge. I submitted the cheque for The Henge project before it launch, but still no capable to queue. haha..

Henge and Mizumi are residential titled land.

Henge 6.1 acres is Henge only, exclude Rumawip portion.

Mizumi 6 acres is Mizumi only, exclude Rumawip portion.

And many more info need abit of correction.

july 2017. exact date not sure yet... not really no more unit la... those that paid 10k deposit will get the number lor... once full already, u will be in waiting list la... then if those wif number 1 didn't get the unit they want and wish to refund deposit, those in waiting list will get to choose lor... means those in waiting list will either get to choose whatever left over or don't get to choose at all lor

heard that RUMAHWIP and normal sales sharing the sale car entrance and exit?
Is this true???

Different block but not sure the car podium area is in one piece or not? Anyone able to clarify? Like that anytime RUMAHWIP tenants able to sneak up and use the facilities.

Hmmm seems like they adjusted the size of the unit then. Hence the starting price is at 400k onwards. no more 380k.

With that, Enesta partial furnished seems to be a better choice and Lemanja also better if you aim for own staying.

Henge will re-launch 120 units of Henge 1.0 for grabs on coming weekend. And on July for Henge 2.0 launch.

They are throwing out freebies like free 1 year maintenance fees, extra car park n renovation voucher worth rm10,000 up for grab.

Lots of projects in Kepong these 2 years, Supply will be more than Demand for short term.
1 thing for sure is, land in Kepong for another 10 years will be almost fully developed, then the demand may comes in place / uptrend.

If think positively, Now selling @ RM 420 per sqft, if 4 years later can fetch rm 550 per sqft. By calculation = (Rm550 - 420)x 1073 sqft= rm139,490 gross profit
There will be Early bird rebate, 5% = Rm22,500 too.

layout quite practical, no wasteful place.
But, just like one of my old flat, you can easily see the bedroom door from entrance/living/dining, lesser privacy when you are having friend to come to your house.
secondly, the toilet door is facing the bedroom door directly for bedroom 3.
more than 1000sqft, but doesnt seems like you got enough place for your kitchen due to there is a powder room out there where you cannot do anything in front of it.

Yeah quite practical for vertical layout like this.

1) Could have better design (if) it is horizontal layout by breaking the rooms into left & right wings, to hide all doors (no wasteful space).
2) Good thing is, Master Room and 1st Bedroom doors are hidden from Living Hall passage. Only 2nd bedroom door is exposed, do expect cheap timber flush door that usually light weight.
3) Under impression size of 1st bedroom is actually larger than Master bedroom in this project (without Private closet).
4) The Kitchen probably acceptable for 8 ft x 8 ft doing Counter top at the Dry part, separated by sliding door for the Wet part (can install hood + hob around 6 ft x ft), directing ventilation outside of the Yard Area.
5) For rent, maybe separated toilet will be slightly better (than shared).
6) Much better if they give 2 x 2 tiles, however from the graphical drawings, looks like they will only give 1.5 x 1.5 tiles.

This is the reason Gov construct the MRT in Kepong to cater the mushroom of new Condo in Kepong. Sigh

AEON Metro Prima is Strategic enuf - best if they can revamp for better shopping experience,
just like AEON Mahkota Cheras, to be operate by different vendor.
Carrefour will be dying one day too if there are no new retail elements.
Otherwise just rely on integrated developments like Damansara Avenue.

The developer could take booking from buyers over many weeks. After the developer satisfied with the number of booking, told buyers to appear at the show time for unit selection. Hence sold x% in y hours. Most with stage show will have more phase to come.

I think for AK project...I recalled recently there is one project that claimed fully sold out within few hours recently, but after few months, they did call for new buyers due to many 'loan rejected units'.......surprisingly they didn't call those missed out earlier to select the units, instead market it terang terang look for new buyers.....something not quite right there.....

For kepong market...either

1. there are many more under privileage group that wanted affortable housing, more than what we thought existed....

or

2. there are many more herd mentality investor wannabes that don't want to lose out to make some lunch money......

look at what happened to Mammoth Empire(empire city)...too ambitious

Who would have predicted that mammoth empire have cash flow problems 2-3 years ago based on past track records(success of empire subang) rclxm9.gif icon_idea.gif brows.gif

If ak has many banks support, no reason why couldn't handle. beside dbkl won't want it to fail.

biggest in asia? not if include chinese developers. believe most chinese provincial developers could be bigger than ak.

I think use the car to compare is not true. Some expensive condo also cut cost or poor workmanship. Should compare like airasia vs the mas, one no frills, tickets target volume. AK mayb can sell cheap if produce in volume, support by government effort to produce affordable house & less advertisement & agent fees since all sold in a day at launch, less bank loan reject due to the price match majority ppl income. Mayb AK can be successful like airasia business plan

But, DBKL should not be putting all eggs in a basket, if AK screw up in cash flow, means all projects screwed, means DBKL will need to step in then... people's money again...

very true indeed. But seriously Herz would be better than other AK's project in kepong. Low dens, no htc nearby and walking distance to mrt. I wonder if they really sold out or just booked out while pending loan approval. anyone waiting in queue?

The thing is I decided to cancel the booking for not choosing any units during the launch event. Before that I was submited the cheque as the booking fees to have the priority to choose the unit. I dont like the floor plan eventually. I had contact the aset kayamas to proceed with the refund procedure. They said it takes about 3 or 4 weeks. Few more days later would be the due date as what they mentioned. But still its damn long waiting time for that , I gt the feel like if I call them still get the answer like still under processing.😕

I think this is a good buy (based of offered price/sf) assuming you're using it for own stay instead of investment. (Kepong has many upcoming projects like henge, mizumi, kepongmas rumawip and etc)

Pros of Herz:
- Walkable to Aeon mall
- Walkable to MRT
- Not "neighborhood" with htc, Indah Water, cemetery.

Cons:
- Developer running a lot of projects (but this is under HDA, thus SHOULD BE alright when worse comes to worst)
- Lh, should be ok with 9x remaining years.
- Side by side with Rumawip BUT total units of both projects is less than 800 units? So this is very acceptable.


In short, this is one of the best project by AK "based on paper information". Those are my 2 cents as party who have non vested interest with this project.

south brooks still have units available, lemanja fully subscribed for phase 1 (unless those loan rejected). phase 2 is launching in two weeks time (but limited, as only 2xx units).

I think the boss is not that rich. Merely with good connection nia with dbkl and all the projects launch so far are foc other than the desa satu mas tmn desa there.

Projects are not bid through open tender. U know I know la.

Projects so far was all done by no track records new main con ( I checked via ssm la) but sub to a other 4 well establised construction companis.

Projects appoint agents to market it.

In house sales n marketing almost none.

So far I bought thier projects and found out progress super fast. Most thier project all start with 'H' . Projects are done super fast as thier sub sub con was presure to complete it a s a p. I guess could be pressure by dbkl ( election related reasons).

So reply your question. Yes they can handle it as thier sub con of the main con is well established. Thier project most 100% sold ( no upfront land cost and collect 10% snp d/p and monthly progress claim via bank) so financing also not a problem

My opinion AK buz is not very sustainable in long run. How long they can cobtinue buz via no competitice bidding? Connection connection....hahaha...Thier subsidiary profit earning is so low. Go buy thier audit reports via ssm and check it.

Thier buz also link with thier founder tan sri elder son ( reported in news link with ah long buz n MLM activites)

SNP signed on 22 July 2017 but still not stamp yet... Heard that most probably in December 2017 only will get stamp... 😐 So the VP date will only start counting from the stamping date... 😪 A bit tricky on this...

Laywer informed the stamping of s&p is delay until may.
Due to handover of parkhill and other rumawip.

Still not yet get back those agreement also

Same. I called my lawyer and got replied that the stamping process is pending at developer. Worry the delay of this project since we all purchased last year.

Hi, just got called open ballot for RUMAWIP Keponmas 2 next Wednesday. But still having dilemma should we go for it.

1) The Herz development is under investigation as per news listing
2) did any of The Herz buyer signed their S&P? why they delaying the process?

Hope some taiko here can share their opinion, thank you

Hi I’m one of the buyer of The Herz.. already signed the S&P and LA one month ago.
The lawyer just feedback to me that the S&P is in the midst of stamping.

I follow up with banker and agent they all said no issue, the project will be on going.

Hopefully everything ok 🙏🏻

Any group for The Herz buyer at the moment?

lawyer called last week and asked to top up another form to sign to allow dev to cut the land parcel for another project dev in this case kepong mas 2. same time was informed the stamping done and ready to collect the stamped S&P. anyone getting the same call ?
Above someone mentioned the VP only count from stamping date ? that's mean we are losing approx 1 year time and even now only piling after almost a year.
btw no watsapp buyer group yet ?

I've signed my S&P and Letter of Offer etc.

It's been a few months and far I've only gotten back a copy of Letter of Offer. S&P and Loan Agreement have yet to receive.

Is this normal?

My opinion AK buz is not very sustainable in long run. How long they can cobtinue buz via no competitice bidding? Connection connection....hahaha...Thier subsidiary profit earning is so low. Go buy thier audit reports via ssm and check it.

Thier buz also link with thier founder tan sri elder son ( reported in news link with ah long buz n MLM activites)

Right now i am getting quotation around RM450k for both Mizumi 932sqft (facing lake view) and The Herz 1073sqft. Which one should i choose or there is other better alternative? mizumi is not walking distance to mrt...Herz should reach MRT within 10mins
btw u should check which unit u will get for Herz...seems like not much unit left
normally if only few unit left, those will near water pump floor...might live with some pump noise or vibration

mizumi is not walking distance to mrt...Herz should reach MRT within 10mins
btw u should check which unit u will get for Herz...seems like not much unit left
normally if only few unit left, those will near water pump floor...might live with some pump noise or vibration

I have visited the Mizumi site, the distance is walkable for me just not covered walkway, any other concern I should look around?

If I am not wrong the road leading to Mizumi is already always jam nowadays. Imagine after Mizumi and Henge vp how will it be like.

haha...if you can treat that as walkable distance then is good for you...bcoz typical malaysian do not walk more than 10min...panas ma, who to blame
other concern...lake definitely nice view to look at, but make sure it will be well maintain, else u may live with some foul smell, u can check with the developer, who will maintain the lake...

the lake and park should be under DBKL as it's part of the metropolitan park, which is open for public.

btw, if you measure from metro prime station to mizumi, it's around 770 meter, if you measure from kepong baru station to the herz, it 500 meter, different 200 meter, also, you need to cross road (with bridge maybe) from the herz.

Agent said that the Herz access card doesn't restricted to your own unit floor only, mean let say even I live at floor 20 i still can go other residents floor am I correct?

Recently they've started to follow the sunday no work rule. Either total shutdown or they'll lock the main gate and only a few workers secretly on the job.

The car pordium seem like forever 3rd same floor. Only sunday no work. 1/7 days. Why slower so much?

Most likely no impact? There are so many buyers govt would be stupid to implicate the buyers as the buyers have done nothing wrong.

I applied for Kepongmas 2 RUMAWIP online, and I discovered the project name got changed to (bumilot only)... any issues with my current application?

and for those applying RUMAWIP, do you guys submit the application form for all 3 choices or only the first?

Any update on this project. I got the offer (Bumi lot) but yet to sign SPA.

And I'm not familiar with Kepong area.. planning for own stay because currently I rent a small room. Working KLCC area. Got MRT (otw) and only 324 units if not mistaken.

Just worried due to AK issues as discussed above.

I personally think that it is still good to go. Govt is not dumb enough to screw existing buyers as they did nothing wrong.

The location is very good, there will be a MRT built nearby and it won't go wrong if within walking distance to Aeon Kepong. Hope smooth delivery and quality is maintained.
