I sincerely doubt the value of strata lies with the uniformed houses. Its more the security feature and the fact everyone will have to chip in for maintenance and not have a few arseholes that refuse to pay for security etc.

Infact I would say the cons of strata is not being able to renovate. This 'restriction' is primarily used due to strata being for condo/highrise previously, now that it has come to landed, i think the 'no reno' ruling should be re-looked.

if people are allowed to reno strata title then the uniformed houses will be gone. no more all whites example like in Eco Majectic kindda thing sweat.gif but indeed its a good thing to force people to pay security. Just wish they were more strata terraces with clubhouses/pools that are not too expensive these days unsure.gif even places that sunsuria city where one might need to fork out RM400++ for maintenance are not providing any swimming pool or whatsoever so called condo facilities dry.gif

You pay more for maintenance landed due to the land area. I'll be paying nearly 700 bucks for maintenance fee alone monthly without any swimming pool or any other facility except security sweat.gif sweat.gif

In the same vein, since you are paying for your parcel of land, its funny they insist you cannot do anything with it (i.e. renovations).

Applied for Unifi over the weekend when TM set up a booth in Ridgefield. Will take about 5-6 months for the project to be approved sweat.gif About 35 residents applied so far and they are expecting more to sign up before cable installations begin.

yup. 5-6 months of 'activation' or gathering applications and then 1-2 months of cable installation. Do correct me if i'm wrong coz that was told to me during the sign up.

In my place non strata but got JMB form for guarded, all the Malae pakat all to never pay maintenance fee. All drive BMw expensive cars.

So sad to have this kind of situation.

The point of buying landed but cannot reno is that, ppl cannot pakat dont pay maintenance cause if they do u can use Strata Act and sita the stuff in their house to pay for arrears.

If that was your priorities why buy it in the first place when you know it is something you cannot do?

I like strata bcos uniformed outlook and secure feeling.. Higher maintenance fees and cant reno is expected when u buy strata landed... I did saw some weird colors landed in those individual title, where few unit painted in super ugly color (at least to me), weird purple color and dark green...

I believe the trend is moving towards strata title for landed. I have heard many stories (even new project with house over 1M) where owners refuse to pay maintenance and at the end of the day, it is either the abiding owners pay more or security is being compromised. Their JMB was literally begging the stubborn owners to pay. This is where the strata title act become handy.

Like it or not, strata title properties in general will be better maintained and they would have better future value in comparison to individual title. My 2 cents.

Precisely the benefit of Strata titled property.

The new Strata Act gives the JMB a lot of power/option when dealing with these scummy leeching neighbours.

Also, I hate people who insist on parking their cars on the kerb while leaving their porch empty. Strata will eliminate such issues..
