This I not sure, but can see from their sales chart bit slow...Not many unit been highlighted..

the price even after discount not so attractive

still in the upper rm550 per sf

1) the building design look dated that skyz look more contemporary mordern

2) I think they are not doing enough marketing around to get more purchase. There also competition around especially the IOI is nearby.

3) The GBI sell point does not really benefit purchasers i would say. Maybe can reduce the maintenance bill but who know the joint committee will hike it to market rates after the DLP. Very common nowdays.

I guess becoz of freehold and under Kuok grp company project.. That's y developer confident to sell..

They are focus on the rumah Selangor Ku first if not wrong.. but the exact condo location feel peace, quiet and safe. housing area nearby.

Fengshui wise is good 😊

At the price tag of RM570/sf and considering the location, this property is good for ownstay rather than investment.

i was informed GMV system will be removed. GMV system is the heat recovery system to supply the hot water in your unit. The reason given due to this new technology may cause difficulty to get support, plus the maintenance maybe higher when there is problems later.

Now, it replaced with normal centralized water heater system, plus normal aircond split units. So, the GBI index is impacted, anyone here face the same issue?

Puchong south at this price. I think too high already. The rental at that area quite low. At this price better buy the skyz . Location more strategic, pay additional abit. Or buy nearby okr or Puchong also better

My agent also told me that they need to cancel that GMV. and my agent "said" many buyer request developer not use the GMV...i think is tactic of developer and agent, they applied with GMV concept, now said buyer request dont use it...

The GMV system by Gree is a energy recovery system, where hot air from the condenser unit captured and product hot water. In case air cond is not running, there is no hot water.
But the reason given by developer is not acceptable as they said "many" buyer request not to use, as i know at the moment only 60+ unit sold out of 510 units, how can this interpret as "many buyers". And I believe buyers will not aware the maintenance cost of GMV system and this is just a simple statement to convince buyers by agent.
However, i support to use conventional storage type heater.
