this developer so far... no project VP yet... dunno can pakai anot... but affordable housing... gt DBKL backing... cash flow wise should be ok one... project should be can complete... but quality those tak tau la... no one know yet...

my friends beli studio (cheap) to flip, some beli this affordable house to rent...

tak ada... my first house quota gone liao... hahaha... my fren bought another one previously at kampung pandan.... seems ok... if the community is unite enough... i think can be done... unless its a cheap flat without any facility... i think rent out to a decent middle income family also not bad... since your monthly installment around 1200-1300 only... with 3 rooms and facilities...

I monthly installment is RM850 for 35 years.

own stay or rent cheap cheap until can upgrade better house after sold it (10 years)

yea... u rent whole house for rm850 also can cover your loan liao... at a decent condo and decent location.... the density also quite okay actually... middle income worker like it actually... be more positive in your property... rclxms.gif rclxms.gif

Guys, I think cannot rent out your rumawip...look at the criteria...

RUMAWIP Criteria
Malaysian Citizens aged 21 years old & above.
Live or Work in Wilayah Persekutuan (required documents: KWSP statement or borang J from LHDN).
Applicant’s Gross Salary must below RM15,000.
Applicant DOES NOT OWN any house (1st time buyer) in Wilayah Persekutuan.
Affordable home is for OWN STAY ONLY & not Rented out.
Priority to the people who stays in the area near RUMAWIP project.
Affordable home CANNOT BE SOLD within 10 years period from SPA date.
Owner can upgraded into bigger unit (to another similar RUMAWIP project) if current one is Sold at a Controlled price.

yeah... memang cannot rent it out... after 10 years if u can sell u can also rent it out already... and AK have so many affordable housing projects... who is going to control who is the own stay or tenant stay? if your tenant is behaving well... nobody gonna check... bear in mind most of the projects are super high density... haha... Yeah im kinda agree with you. Even the PPR issue rent out to foreigner they cannot solved yet, how are they gonna monitor all these Rumawip development..

Well, if kena caught, do you know what can the authority do? Can they seize, impound or confiscate your property?
Can your tenant hold you to blackmail? If they don 't like you, can report to authority sweat.gif
