Ah lee just announced foc of remaining ws3 to all the interested buyers in conjunction with his retirement.

Buyers has to be at age 0 by vp day and claim the prop at age 21. No cost involved. So plan ur kiddos DOB and pray hard it falls on ws3 vp date.

The recent promotion for WS3 sounds good. Feel a bit slighted as I was one those who bought during launch. The current deal sounds better.

Try calculate ur total rebates vs the cost absorb by Dev now then u can c the difference. All type As r affected badly. Some early birdies in type A even paying more vs those buying high flr now. Alwiz use psf in tis case.

Sales very good, about 700+Psf for 1529sf high floor and 800+Psf for 1443sf and 1788sf. The new promo package very good deal, much better than those who bought during pre launch, that's why the sales moved quite a bit......

Lvl 14 now. Tis part is alwiz 1 of the best. Peaceful. Stimes some owners just wanna stay away fr the hectic central park.

Howeva do consider the future traffic after the open up the main exit fr ws. Or could be sealed up foreva the exit. God knows.

Wow... What is the percentage of the current residents? Sounds like a lot. They should build a mrt station at menjalara and promote cycling and walking. Else, if everybody drives, the whole dpc will be flooded with cars....should we have one/two more entrance/exit...???

Dropped by the sales gallery a while ago, was given this pamphlet as to where we can "membantah". The sales representative also told me to disregard the price on the pamphlet because the "harga jualan" is applicable for all PPA1M in Malaysia. The PPA1M is DPC will be selling at higher price than this and only for government staffs.

Next to PPA1M will be affordable homes mainly targeting young working adults.

I'm not very sure how would the project affect dpc but its good if there is no such project.

Lets not hav confusion on tis issue.

Im not against ppa1m but concern bout the density.

Its gd to just stick to the 1st approval of 1000 units instead of the increase in density.

Und tat in ecom pov ppsb has to gain sufficient gdv with higher volume but its not advisable.

Objection is just formality to object as this is given rights in the process of approving the DO by DBKL.

Looking at past history in damansara heights area, then there were strong objections by the affluent residents protesting the building of a condo in the area.

But objection can't stop DBKL from approving the development.
I think there is a good chance of the objection to reduce the population density per acre as currently proposed, if there is good reasons given such as traffic congestion to existing infra roads etc..

The most it may reduce the density. To build is for sure. This Westside series all kaolat and good luck. In fact, ppls in dpc all know this Westside parcel is one of lousiest location in dpc. No surprise PPA1M or higher density cheaper abs prop of dpc to be built here. It already in the masterplan.

Dpc fr 1 end to another is like highest absolute to lowest absolute. Not sure if it's planned. Game plan here is alwiz landed. Wateva highrise oso has its limitation.

Central Park is alwiz the toking point with center of attention but many tried to avoid the high traffic if they can afford to pay higher price. Ws series used to b another option if wan a more peaceful environment. Not sure bout the future. The new access later on is a plus point to compensate wateva affecting ws series.

With ppa1m just next to the spk slip road maybe it ll affect spk more than ws series. Tats y spk oso protest against it. The project is no way can b scrapped but hope ppsb does sthg to manage the traffic. With the entire dpc pulis team now under ppsb payroll ws series buyers can onli hope for the beta. Nvr look back. Move on n spend time pushing for sthg rather than waste time whining for nothin.

Anyhow still plenty of new buyers r hunting down zenia and adiva due to the well managed amenities within parcel. Some hav chosen individual title props in safa and southlake cos they wanna reno gao gao which both hav no limitation on facade. Nadia and Adora r alwiz the ones left out. Being dark horses ll oso giv them time to prove they actually still alive.

Not bout the location. Both nadia adora oso just next to adiva and zenia.

Reason being both r slightly smaller but of cos cheaper. Here many who who can pay would luv to hav bigger in size. Adora can't attract too many buyers mainly due to the low density where it ll incur higher in maintenance. Nadia actually hav at least half the props changed hand since yrs ago but mostly condo. Landed wise in nadia not many sellers. It's the oldest parcel hence buyers ll rather go for newer props. As mentioned size is oso an issue. Small families might find it suitable but at 1.8m or above buyers ll up the budget by 20% or so to get bigger size props.

Again fr time to time u ll c dead chicks wan. 1 of the nadia was sold at below 1.7m 2 yrs ago. However it's the least favorable design la.

Currently there is a government official (only) project being planned for construction in dpc. Other than this... You can only aim menjalara or the united point project as alternatives.

dpc sales office and sales persons are only in waterfront. Anyone claims to sell dpc property outside waterfront are most likely trying to misled pontential customers.

Look at the positive side. The success in arcadia might be a strong point for ws3 to do well too. The ppa1m is not as bad as low cost but it needs a.strict control over ownership.

If units r.not meant for ownership transfer for 10yrs with no tenancy allowed then I blif it's stil considered fair lo.

boss ..ya agree lah...if looking at the whole picture , itu ppa1m may have no impact on the overall development..
See lah how it pans out later ..Had a look at arcadia recently and it is looking very good..at least don't have colors like velocity..smile.gif

I blif it was decided with econ pov. Not tat they not fighting but did they ever try to fight. For ppsb maybe tats the best decision. Noone is in position to comment or guess I think.

Maybe I ll make such decision too if I were in their shoes.

The land supposed to build low cost affordable housing like prmia or similar scheme. Heard ppsb fought hard to make it PPA1M and allowed them to build another block for private residential. If u know PPA1M, it is controlled by ministry of finance's project or programme. All JMB/MC and residents have submitted objection (except the most expensive enclave Mansion which was missing in the first meeting..unless they joined later on.. or else Booo). But no chance to get rid of it..u are fighting with MoF. Everyone just hope developer will reduce the density in both blocks or at least the private block.....good luck.

i hope the block doesn't change the dna of the whole desa park city...dog / pet friendly park is one of the main attraction for the public which will keep the mall vibrant..

i was also told this are higher ends gov housing meaning it is only for those higher level staff...

Someone shared with siudai bout ws3 vs aset kayamas

Hmm siudai thinks tat ws3 is not in the best loc at dpc but dun think it's comparable to any of highend ak product which buyers get almost full mof at low entry price Combo with huge community in the future.

Ws3 oso higher density in dpc hor. But hmm vs ak products ws3 is small dicky I guess.

Btw wats the package for ws3 again har??? Siudai din buy so not so sure. Mandatory 10% down with almost immediate spa executed??? Not sure got dropout unit due to loan issue boh.

But ak vely kind as I heard. Lenient to buyers with loan issue. But dun think got many dropout gua.

Great comparison thou fr tis gentleman. His guru memang produce different class of quality followers.

Btw ws3 balance left not more than 50 units with 20% down now. Kns ppsb make it double the dp of 10% during launching. Tak boleh pakai wei. And ws1 Ws2 ocp oso launched many yrs back hor. Any1 remember soldout of tis few condos during launching??? I onli know csm soldout within hrs. Csm lowest entry 1.7m if not mistaken many yrs ago. But hey ws3 was launched on 31.5.15? Or 2016? Kantoi.

The main contractor for this project, Grand Dynamics Builders, is one of the best i've seen so far. Working in construction industry, i do visit some project sites on and off and they certainly manage the project really well.

If I have the monies, i would definitely purchase a unit.

Ocp quality according to owners is tip top wo. I dunno. My access mostly limit to just the chee sor. 😅😅😅

1 thg gd is arcadia workmanship really gd for commi standard. No defect at all. But siudai is speaking on behalf la.

Ws3 so far so gd lvl 25 now. Fr outer look most owners r praying to get similar end results as ocp.

But ppsb has to improve fr the wooden flooring la. Engineer wood won't last long. Either sold wood or just tiles oso gd enuf to most I guess.

Ws3 is a value product for me esp with early bird discount. The problem is ws3 always depend on its core group of previous buyers and word of mouth from them via incentive. They hardly advertise their new launch (but alwiz boost the awards won though ) and never engage agents. By depending on a same and small pool of buyers, it is bound to have difficulty selling ur products fast in testing time. even monoland also face the same problem now.

It's great to hear that. :thumbsup: DCP owners deserve a good product for the price they pay. Or to be politically correct, every property buyers deserve a good product for the money they spent, no matter big or small. 😆

Of coz the maintenance veing carried out here is much better than outside normal condo. D condo here is very quiet and security wise is good.

Yes agreed that it's quite common in KV, however it may be considered slight high for pure residentials like ws*, moreover those with larger built-up area, e.g. 1500 sq ft.

After all, the amount of maintenance we paid has not much translation to the effectiveness of JMB.

Being a visitor to ws1 and ws2 before, me and my friends were not really impressed with currrent condo facilities, at this collection rate psf, which is pretty close to commercial / serviced residence of 0.3-0.4 cents psf (yet they have larger buckets to maintain).

Imagine a landed with guarded environment, just take you rm130 on the high side, for typical 1900 sqft BU area.

The choice is always there. I would say Perdana Parkcity merely building something acceptable (for the condos) to justify / max-out its profits. Nothing beyond expectations.

Landed guarded RM130? Thats for security only without facilities and it's not strata title is it?

Strata landed as I know won't be that cheap, you probably comparing some individual title landed with guarded scheme only. It's different than maintaining a condo with facilities and a lot of common area for maintenance.

I'm sorry, but i think u shouldn't just compare it as it's different. If want to compare, why not compare stay in kampung, no need pay maintenance fee, big land, big house.

Coz the way u say it's like WS condo maintenance is expensive.
If you compare to other condo with similar standard, it's not high but normal.

I'm sorry, but I don't see why we need to compare with kampung. Just compare it with sunway spk for instance.

If forever we just compare condo- to- condo, we will not able to move out for better choice of living. This is what it meant, to face the reality - unless one's happy to pay high maintenance (increasingly) for limited facilities, till the end of the day just for the name of Desa Park.

many buy this place is due to its township. money is in our pocket, if like, can buy and stay.

if not your cup of tea, then no need to discuss and say so much. it will provoke / prolong argument as some of us here are really bigs of DPC. I have few relatives staying in DPC. and some even have almost a unit in each condo.

I m also so crazy abt DPC township too.

To be fair Pls let siudai share a but of sexperience as a janitor here for the past 12yrs.

Dpc condo just ordinary condo. It's not even comparable to Japanese 001 condom. Oopsi wrong channel.

But to pay tis maintenance fee is not on the high side. One can live happily within dpc without worry too much bout the security. Another but, of cos noone can guarantee the future. If dpc kantoi in the future then not to late to say it's expensive to pay tis fee in chapalang community.

Howeva lucky siudai is not gardener as I can see ppsb invested in machineries to get rid of some mangkalai. It's kinda blessing to see less ppl holding blooms sweeping dried leaves here n there now. Gd or bad I dunno. Unemployment seems to be an issue in malai recently. True??? I oso dunno.

If any1 doesn't likey dpc Pls pass me ur title but siudai dun hav moolah to pay. Dun mind thou if it's foc.

hmm chill la bro, was actually discussing it (on westside condos) & looking at its maintenance fees and benchmark against residential of 5km radius. more to SWOT analysis to assess the competitive landscape in kepong area.

if it is overpriced hence will not discuss in quorums, it defeats the purpose to have LYN. Btw, i think even developers can't stop ppl for comparing / complaining it. Cheers.

haha, any comparison is good as long it's logical and can challenge the status quo for buyers to evaluate better. nowadays not all will die die support DPC one la. many started to move out Setia Alam and Eco Majestic already for fresher air. i generally like dpc but again will only support if the ROI / IRR is good.

hmm on Foresta, was thinking to buy one last time, but end up my relative is the one who bought whilst i continue to stay at sunway spk. not to scare you out, but please take a look at buyers' comments and reviews @ facebook. many photos were shared, as the developer hand over in rush, there are plenty of quality and readiness issues.

my friend is not happy because L&G made quite good promises during the launching and construction period. i like their extensive facilities, hoping they will finalize those that pending, touch up and maintain it for betterment of all.

Actually I'm not really clear on auxiliary police enforcement rights. What rights do they have on us? Typically I see them in GLC companies / projects, I know that they are not allowed to carry firearms but other than that they do look like a normal uniform policeman

I purposely went to Desa Park City during nighttime to see how it feels like.... Walau eh...... so nice. Its like living in oversea country. Also, i see a lot of people jogging and cycling around during nighttime. Some even brought their pets along. Macam relax je. I really cant wait to move in.

I m sure plenty to let go coz my relative have 2 units to let go too. Coz been holding too many properties in hand. Basically condo in dpc are okay.
