Yes, talking about cahaya spk it looks nice. I've never seen the houses in close proximity although gives me the feel that its quite a serene and nice place to live in....
Hopefully, with EG's name and more developers coming in... I hope Puncak Alam's overall amenities and road infrastructures are improved to make it much more accessible...but I do understand that this might take at least 5 years....

Also, anyone has any idea when the show unit for EG will be up?
*
They said will be about OCT / NOV 2016, but I am personally think should be by next year before CNY observing their construction progress for the time being....

should be quite decent ba... lets say if your house size is 1500 sq ft built up... around 0.13 cent per sq ft... for the maintenance of the township and outer area of each houses... should be ok ba... considering its a super big township...

Well, like I mentioned in the question I am curious as to what is the general purpose of people buying EG. I don't think  the question's importance matters as it is very subjective anyway?

That's why I felt its more reasonable to ask for direct feedback/survey here in the forum as we are all pretty active here... I feel its more reasonable to do this instead of take guesses based on the  4 options given as the options are not exhaustive...buyers are driven by different factors and conditions...

Just my 2 cents...
*
you are asking a subjective question....therefore you should expect a subjective answer.

active forumers here are not buying for ownstay....they are either already bought or buy for investment or just blow water like me.

nobody will tell you they buy for investment or flip, at least not all the investors.
even thought bought today for ownstay.....might not be moving in after 3 years.

also with so called 'reputable developers", generally they will have strong support groups and fansi that follow them around.

if I have to pick a figure off air, it will be around 30/40 ownstay 70/60 investors.

This specs looks normal. No extraordinary. Given the price tag, it is expected.

A bit dissapointed on the points available.
- No Unifi point  bruce.gif
- No Astro/TV point in master bedroom  bruce.gif
- 1 of the bathroom no water heater point  confused.gif
- living hall and 3rd bedroom no aircond point  sad.gif

Not sure the ceramic tiles size will be used. Hope they are not using 16 inch x 16 inch lor... if not need renovate again.

Bro, the monthly maintenance fee that the buyers pay for shall only be used for the common facilities, landscaping etc within their own precint. The dragonfly lake and the greenery surrounding it and public area shall be the responsibility of the developer at the moment till it hands over to the local authority.
