But this is only 216 units? so that the reason the price is slightly higher ?

why u will buy it over other choices? it is very low dense means high maintenance in future,

i choose uoa: nearer to mrt, developer reputation, freehold, phase 2 mixed development so convenient and properly increase own value

Hmmm....
Why i will choose this ah ?
Some reasons:
Low Dense (Which might pros and cons, resales better ? Maintenance still fine as the facility is soso, personally dont focus on facility also)
Location Wise ? Near to Kuchai, OKR, Puchong and City Area but in their commercial area so not so packed.
Nearby got new MRT but need to take 2 stop by bus to there
Purely residence, no commercial lot.
Price wise still affordable gua ? 620psf....
Package is nice, PF, Cashback.
Layout quite practical ......

But the cons is developer as not so reputable .... but they are listed companies and many past records. So far their records quit nice just they dont have much experience in Residential, they only have 3 past records on residential as main con for Sunway property.....

This is my view la . hahahahah
Maybe you can share me some good tips about Aspen ? i will consider too as they are same size.
Where is MRT as you mentioned ?

mrt taman naga emas but i measure the distance is around 1.5km also for driving, not sure can walk thru the taman like m oscar or not tongue.gif if can then < 1km

how is 216 package ? aster is 8% + 20k cash rebate (or loan lesser than 90% then rebate on certain stage, i forgot)

price wise around the same, aster is 590psf

The taman u mentioned is surrounded by a wall or french thats why you need drive or walk to their entrance then only can pass thru the taman and reach the MRT.

they are building new road to mrt, you can see using google map satellite mode, there is some shape already, distance is 1.5km using new road; as i asked m oscar agent they say will be a back door to walk thru taman to mrt, but not sure aspen will did that

Where is the new road ? will they sin ka lan mou? SA very good in sin ka lan ? hahaha , but even 1.5km also hard to walk, need walk about 30mins in that case. Personally wont take that as value point la.

low dense got its pros la except maintenance fees.

216 is wavied everthing as well and yes i am looking 3r2b.

Platinum arena a ? thats one cannot la . that area so high dense and comes with so many commercial shoplot under its condo. all new development there comes with shoplot. are they going to build a little township there with so many shoplot under the condo ? i think there will be about near to 100 shoplot there, as there got 4 dvelopment ongoing. total units will be close to 5k units. I know it is cheap la for Platinum arena.

bro, i am concern about the developer....
they are not mainly on residential development for their past records... they are more on rumahwip, infra, commercial building. basically, they only have 3-4 residential projects last time which all under SUNWAY.
not sure how their workmanship since this selling 620 psf in kuchai lama, but i have confidence on their completion, this is listed company.

this condo macam not so hot , not much people discussing ? ahahahaha

Well, if you on the company, they are planning to move from main con to property developer, so if the company is keen on this move as their company direction, then their first project can't be too bad right? They needed good repo for the subsequent residential development in the future.

But looking at the density, location, etc, I think each category complement each other?

Well just my thoughts and why i head ahead with last year.

hahaha, based on your logic u are right la, if they want to develop their company further then they definitely very focus on this 216 project.
this developer give me little confidence when i saw they are main con for Sunway Property (2 Condo and 2 Terrance house) last time.

But all the while they are developing rumahwip, this is what i seen from their completed past records, so i dont know how they transform their workmanship into condo.hahahahaha .. Sorry, i might over worry and this is the things we cannot control as well.
