higher plot ratio more worth it... shoplot may not sell well at current climate also... and then alot buyers also concern downstairs shoplot not manage by mgmt sendiri... security issues

Commercial title means development of shops office and residential.

Traditionally value of land is higher than residential.

Thats why servis apartments cukai tanah more expensive

Unless

The land original usage was residential and developer converted it into commercial hence no requirement for commercial shops.

worth it as in to developer? Dun see how it benefit buyers when need to extra for maintenance fee and utilities...

err.... usually just build that two levels of shoplot... how much saving it can help to the owners...? plus MF and utilities.... they will be under commercial rate and MF will be paying separately as well as they dont use the facilities u owners using... better build more resi units to share the MF and utilities bro....

Not really leiii... If commercial title, maintenance will be a lot higher.. Imgine all those electricity on corridors lights and aircond at lobby etc need pay double or triple of residential rates? Same goes to water.. Easily become the top 5 expenses in managing a condo... If no shops, then no need use commercial title... No one like high density if possible... Thats my view laa, maybe developer can gain more with commercial?? Bcos nowadays hard to find residential

true bro... buyers point of view... reli no point buy a commercial title apartment... this i also agree... but in KL... if u wanna buy pure residential title project... only those with rumawip are pure resi.... the rest are all service apartment... developer wan higher plot ratio by converting it to commercial under HDA.... and for these 3-4 years... i think alot projects under kunan time will be under service apartment as all developer happily do it under his reign... so be patience until BN era approved projects all cleared off finished launched and sold... maybe the new dbkl will start roll out more pure resi projects...

but I believe the LAW didn't say how many shop is min or max.

most service apartments retails are in bad shape.

lol... maybe alot are resi land convert to commercial for plot ratio je... so never build shoplots below.... the birch, this haruka and citizen 2 are some of the examples...

those bumi majority locations may do well... like skyawani 1 and maxim citilight shoplots very vibrant... but restrict to those at ground level only... the second floors all dead... haha

Kuchai area not many land left. Remaining land most probably will use it for high-rise development. Kuchai still a place you can see more blue sky than high-rise.
