Worth it leh, 300K after 4year construction up to 398K. Mont kiara still have developing space

1. jalan Kiara 3 link to jalan duta kiara
2. Rumor MRT 3 station
3. jalan kiara 4 link extent maximum linked all the road together

so property here still have appreciation space.

Whatever price its sold it's based on market demand & it's clear that this property has demand based on the 13 registered bidders. Congratulations to the new owner & existing owners are just smiling today patiently waiting for Bon Kiara to open up the road & hopefully MRT confirmation someday in the future.

For those who tried but failed, well better luck next time if there is any. Who knows you get a better unit in the future facing MK, that for sure would attract more bidders ✌️

Technically this auctionee here has untunged 90k+. That’s a 30% deposit for another rumahwip. Can someone who understands this run the math and ramifications?

I think this buyer still at lose.
1. He maybe never even serve 1 month monthly installment.
2. He maybe never even serve progressive interest for 4year
3. The legal fee & Auctioneer fee involve is not less maybe here already lost 20k to 40k.
4. Don't forget if you not payment progressive interest or installment, bank maybe increase the interest rate to you from 4.2% to 5 to8 to 10% maybe, who know?
5. Break contract fee (maybe lock in period for bank loan)
6. If the owner not submit all those cost thing to lhdn, then 90k consider as profit maybe will charge rpgt 30%.

After all the additional cost on top of the property, it may lose money even 90k extra from buying price.

My point is if he paid everything to date and intentionally let it go to Lelong to circumvent the rumahwip rules then don’t u win? I’m looking at the grey angle here.

Flipping rumahwip game right? Yeah it's do able but not worth the effort.

Smart people doing smart work, smart people especially know the game and rule, they will not doing this because compare to bulk purchase etc pla pla pla, this earn too less with a lot of harass and effort.

OK let said paying all the thing and purposely let it go via auction

In the end, ready earning? Can break even already happy jor.

This project was launched like 7 8years ago, people who can afford Back then probably couldn't afford it after so many years, plus we had covid for 2 years, lots of people lost jobs / businesses. There are many possibilities that could ended up in lelong market, not necessarily have to be purposely lelong. Maybe he didn't have the capability to do the basic furnish to rent it out

When a good property entered the auction market, it can either be one of the two reasons ...

1. Disputes in joint ownership.

2. Financial constraint.

Doesn't matter rental can cover instalment but priority in using the cash for other purpose in the hope of helping the defaulter recover financially and to cont the instalment.

While some will manage to recover financially, others may not be lucky.
