You should compare with the new launch nearly segambut area. Take example savxx dutaxxx doesn't has balcony but the price already fetched 500k.
1x1 vs 2x2 tiles different still acceptable to me but depends on person to person.
As for aircond point it was around 1.5k including installation of the aircond itself with 1 hp (not the 1.5hp)
Facilities wise you can see other segambut area condo (freehold one) really not much emphasis/features on it as the project main target was the land titles itself and also the location.
Hundred aimilar unit? Trust me, with freehold, located at mountkiara with UEM project quality. No other rumahwip come any close than this project.
