what is so bad of that side of MK? is it flood prone area or etc.?

Roads are narrow. Just take a drive over to that area and you know what I am talking about.

been there on weekends, seems ok. On normal working day, does it get congested and very jam?

It's a one lane road for each direction and the surrounding area are kampung. Sometimes people stopped their car on the road then it becomes congested. The road also becomes tight as people likes to park their car on the road.

If heavy rain the road might get flooded as well but so far I did not encountered that.

Peak hours are a nightmare cause so many surrounding condos/apartments/kampung and many uses that road to go through. There's also an international school at the end of the road so when school starts it makes thing worst.

But going through the road on non peak hours or weekend is fine.

Same psf with Kiara Kasih?

weekday working hour jam, morning and evening different direction of congest, the reason of jam is,
1. road design, up down left right like snake.
2. there have 4project under construction, when lorry is there then very jam.
3. when public bus on the road, coz it will keep stopping for taking and putting passenger.

other than working hour, normally it still consider smooth

flood not on jalan kiara 3, it is over the nkve bridge that area, once the hujan very kuat then flood.

rm300k / 900sf = 333psf
rm600k / 1500sf = 400psf

rumah wip still cheaper than AK3😅😅😅

yea, i noticed it is only a 2 lane road

Kiara kasih is 850 sf...

KK 300,000/850 = 353psf

AK3 567,000/1,518 = 373psf

If AK3 price drop to ~550k then AK3 is basically same value as a rumahwip. Might as well buy AK3 imo (assuming you can stomach the maintenance fees).

both psf lebih kurang, but density different alot, rumahwip 700units, ak3 only have 160units, agreed the maintenance fees also very gao gao, about rm700 per month😅

ok la, it is jam but it is near, so wont waste so much of time compare with other super jam area, like jalan ipoh, puchong and etc😅
