launching price for nadia parkfront condo is 443K and don't know how much is their parkhome?
QUOTE(BEANCOUNTER @ Jul 28 2016, 01:14 PM)
Sri damansara initial phases 175k nia...22x75 but bU si beh small like 1400sq nia..

Nadia i think was like 375k nia. Nadia condo cheaper i think.
Even subsequent dpc launches like adora or adiva all around 370-450k only.

I missed my boat with zenia...that time the SA like begging you to buy.....alas..no foresight only short sight.....

Nadia that time was sold at 400k, do u know how much Sri damansara double storey was selling at the same time. It was just 250-300k only and I not sure got 90% loan or not. I think don have. Those who can afforded Nadia at launched is considered as high income family lo. DPC never is cheap even at the early stages just we using our current income to judge the previous price.
*
I did not said Nadia was cheap but just highlight that not every resident in DPC can afford international school. Let focus back to the topic of this post: PPAIM

Everything from LAST TIME also is very cheap if you are looking back. That is the effect after huge stimulus package. Inflation makes us getting poorer. All the middle income group is squeezed down to mid-low income group.
Not sure if we are in the middle of property bubbles. I think DPC risk is not so high..

My friend bought Nadia unit in early day and only cost less than RM400K. His monthly income for now is slightly above 10K. Not sure about his wife. Not every DPC resident can afford send kid to international school, especially if you have 2-3 kids about the same age.

thumbsup.gif I'ld say less than 50%.

now you're talking logic point..

like some say all DPC resident will send to International schools which totally BS. my wild guess is around 30%+ only (top income among the high income group)..

I also miss the boat, that time my family keep said do this place worth for it. The price I remember is 400k but since too long and I also cannot said I'm correct.
Remember that time the area is kosong. Manjalala also just a dead town.

Oh, those good old days. Nadia was the industry benchmark around Kepong/BU/Mutiara. I used that to compare and discovered Surian Condo near Mutiara Dsara was a good bargain so recommended my sibling to buy after launching for >2 weeks. Recently she disposed off the unit near MD for good appreciation thumbup.gif

Visited some townhouses around DPC in 2004/2005. Can't remember the name probably Adora. Many people would think crazy price those days, ~500k for a strata title. Impressive design, again industrial benchmark in terms of design and pricing. Too bad look see only, bullets used up, no balls. dry.gif

I agree... school is still needed but location should not too close with housing area and commercial activities, else, traffic will be horrible. My friend is sending his kids to kaptong 3 but she is staying at Kepong menjalara. you can imagine how bad is the traffic if the school is in the middle of the township. Unless, PPSB can guaranty the schools are only exclusive for their residents. Else, it will be nightmare for those staying next to the school... the traffic, noice....

School will add value to the overall development, why worry. Nowadays some developers building school first to attract young family to buy. School operate 5 days a week, peak period less than half hour, 2-3x during week day. So long proper parking space pre plan to ensure ample of space for pick up/drop off, no need to worry so much. Problem with our local schools many are poorly design, insufficient space for dropping off/parking which causing the jam. How good if you can walk your kids to school, no need to suffer daily traffic nightmare. biggrin.gif

Hope ppsb will build the school vertically, not as kaptong3. Build 2-3 floor of drop off foyers.
