Dun c the reason to build few skools at the same corner as the waiting vehicles during skool hrs ll be bad enuf to paralyse tat part.

Pecah supaya yg bukan ppa1m tu boleh jual tinggi sikit harganya. Otw same plot maksudnya harga tak jadi nak charge tinggi sikit.

Assuming tis huge land has 3 blks. 1 for ppa1m and another ws4. Same plot might affect ws4 selling price. Dun expect ppsb to sell it at 500k 1.5ksf just bcos ppa1m is 300k max regardless the size.

So to split it into 2 ll oso make sure it's a separate development which residents at ppa1m ll not b using the facilities in the assumed 2blks ws4.

Btw the ppa1m shall c a 6.5 storeys of podium cp. With a min 12 units a flr at let say 1ksf. It's gonna b bout half an acre land needed just for the building size. Blif 1.5acre or even less land is needed for entire project since they hav no facility.

Anw ppsb oledi formed tat ppa1m building is just right next to church. Why waste time guessing???

Having said tat not all civil servants r qualified.

Mid flr maybe at lvl 10 onwards hav no chansi to avoid the echo fr highway. However Ws2 is not badly affected being the nearest now.

Nadia condo facing menjalara oso can hear the noise fr the slight uphill Road. Oso not an issue as hearsay fr occupants there.

Should concern more of rempit if any. Sorry to say tat.
