752 unit Perumahan Penjawatan Awam 1 Malaysia (PPA1M) is coming to Desa Parkcity, will it be a good new to Desa Parkcity? For sure it will be the best housing project to Gov Servant with Kerajaan effort that Max selling preice will be RM300k regardless on view and floor. Location seem like near by to westside 1,2,3 rclxms.gif

For me is Okay. but there are many people that against those affordable housing and thinking it is same with PPR flat.
Back to it, will be okay with your purchased in millions and their purchased in max 300k and all will be sharing the environment of Desa park? Honestly, i heart will be abit not feeling well. tongue.gif

Think majority will be own stay, just normally gov servant having big size of family. For example, a family may up to 8-10 members, husband and wife 4-5 kid and a kakak. 600 units may bring in up to 6k resident and more car and more motorcycle. Further, they rent it out without agreement and they normally prefer in cash term with no evidence.

Don think the price will affect so fast coz this PPA1M still not many people aware. the effect will only see when it open for apply. Parkcity Sdn Bhd also try hiding it before it launch all projects.

Sorry, is not hiding. Maybe they change the master plan. i still remember i visited sale office last time for Acadia and one central, sales team told me that the entire development will not have low cost/ affordable housing but masjid is in the plan.

Kaptong 3 in Chinese school is diff from those gov school.

Further Kaptong 3 is inside DPC but the entrance in at outside of DPC. So it won't bring traffic to DPC. Those gov school is good to plan as Kaptong 3 inside DPC but entrance at out side of DPC.

I also wondering now wat parkcity is plan to do. They never come out a project with so high unit number. The 1000 unit for public + 600 unit PPA1M is under a same plot of land. Im thinking, is it parkcity also doing something like Aset Kayamas. Similarity as parkhill. Lower down the selling price till RM5xxpsf for all the 1000 unit to public and super cheap price to gov servant to get the subsidiary from gov and approval in increasing the density till 1000 per acre. sure can BBB as this is DPC. just my tot.

Nadia that time was sold at 400k, do u know how much Sri damansara double storey was selling at the same time. It was just 250-300k only and I not sure got 90% loan or not. I think don have. Those who can afforded Nadia at launched is considered as high income family lo. DPC never is cheap even at the early stages just we using our current income to judge the previous price.

I also miss the boat, that time my family keep said do this place worth for it. The price I remember is 400k but since too long and I also cannot said I'm correct.
Remember that time the area is kosong. Manjalala also just a dead town.

Pecah tanah than it will not under same starta. It is good to pecah the land and have 2 diff strata management.

I think even not pecah the tanah PPA1m & WS4 also won be in sharing facilities. Just my tot if not pecah tanah the 2 diff development under same plot of land which mean according to new strata act it will be in same strata management with sub strata management. And pecah it can avoid the problem and PPA1M will not affect the laughing and resell value of WS4.

By the ways the exclusively for gov servants may LikePutrajaya certain presint only allow for high ranking pegawai like grade 54 and jusa above. In Putrajaya those house is selling close to million. The previous launched PPA1M is alll for grade below 54. If take polic as reference grade 54 it will be grade SAC senior assistant commissioner.

So far this is the most expensive PPA1M that have launched and the PPA1M that have launched in KL are

1. Parkhill Bukit Jalil, total development land 12.785 acres. Developer – Aset Kayamas

a. Phase 1, 1062 unit for public @ land size 5.65 acres and Phase 2, 1536 unit for Civil Servant @ land size 6.31 acres, remaining 0.825 acres for road access and walk way to LRT station 400m
b. For PPA1M, 3 type (facilities are surau, taska, dewan, klinik, kedai runcit, taman permainan kanak-kanak, pusat rekreasi, gelanggang badminton)
i. 1000ft2 – RM150k only, 1CP additional CP with RM18k
ii. 1200ft2 – RM260k only, 1CP additional CP with RM18k
iii. 1434ft2 – RM300k only, 1CP additional CP with RM18k
c. Main selling walking distance to LRT Bukit Jalil and MRT Technology park, Gov Sport Hub, Sport facility within walking distance

2. PPA1M Metropolitan Kepong (MRR2), total development land 15 acres. Developer – JL99 / Akisama/ Binastra

I will say a civil servant will need a bigget build up house as number in a family. For PPA1M DPC the saiz is too small 862ft2 and to expensive RM300k. Those civil servant will buy normally is for investment they won't stay and in KL not much of servant. Most of them work in Putrajaya.

In Malaysia what cannot.
Everyone talk about taken action on those rent out, but there is no condition mentioned on not allow to rent out just mentioned on for own stay.

If u know about civil servant, those pegawai always get transfer to else where in 3-4 yrs. Some even in 1-2 yrs. Actually those pegawai will not stay in a place for long. They apply now may attached with a agency or Department in KL, when the VP date they may transfer to other places or most common is in Putrajaya. So they actually hav very strong valid reason to rent it out else u posting me back in KL LOL.

For sokongan they will stay in same place till retire or stay a place more than 10yrs. But if Im in their post I will go for others PPA1M with bigger built up size coz it is for own stay.

This 862ft2 in DPC very good for investment to rent out.
