Eco World acquires Batu Kawan land for development

KUALA LUMPUR: Eco World Development Group Bhd has reaffirmed its commitment to the Penang market with the acquisition of two parcels of land measuring 374.5 acres in Batu Kawan, Penang for RM875.24 million.

The lands which are strategically located within close proximity to the Second Penang Bridge will be developed into two townships known as Eco Horizon and Eco Sun.

Both these developments are expected to generate a combined gross development value of RM7.76 billion.

Chairman Tan Sri Liew Kee Sin said the proposed acquisitions are in line with its strategy of concentrating on the nation's three key main economic corridors which include Klang Valley, Penang and Iskandar Malaysia, Johor.

"In the case of Penang, the group's focus is on the mainland specifically the Batu Kawan growth corridor.

"This will complement the group's successful Eco Meadows township on the mainland which has achieved near-sold out sales of its first phase of terrace homes since its first launch in September," he said

SEMENYIH (March 16): Eco World Development Group Bhd (EcoWorld) has achieved RM955 million sales in the first four months of its financial year 2017 (FY2017), 57% higher than the RM607.8 million recorded in the first four months of FY2016.

According to EcoWorld president and CEO Datuk Chang Khim Wah, RM797 million was contributed by projects in the Klang Valley while the remaining RM158 million came from projects in Iskandar Malaysia, Johor and Penang.

“The significantly higher sales numbers achieved this year is the result of the strong follow-through momentum from our mega launches in the final quarter of FY2016.

“We are delighted with the continued strong response to our latest projects — Eco Grandeur, Eco Ardence as well as BBCC (Bukit Bintang City Centre). These three developments are uniquely differentiated to cater to very separate target markets.

“Furthermore, they are located in three distinct property hotspots in the Klang Valley which enable us to reach out to and serve the needs of a wide and diversified pool of property purchasers,” Chang told reporters after EcoWorld’s annual general meeting (AGM) today.

“Over the next few quarters, we expect interest and sales momentum in these three projects to pick up further,” added Chang.

For the first quarter of FY2017 (1QFY17), the group recorded revenue of RM592.7 million, which is 27.9% higher than the RM463.5 million reported for 1QFY16.

Chang said that the strong sales performance in 1QFY17 was also boosted by the launch of Eco Sanctuary’s (in Selangor) final landed, gated-and-guarded precinct known as Grandezza followed by the opening of a new show village in February 2017.

Meanwhile, the developer is looking to launch three projects by the second half of 2017 (2H2017). They are Eco Horizon and Eco Sun in Batu Kawan, Penang, Eco Business Park V in Puncak Alam as well as Eco Forest in Selangor.

The 492.7-acre Eco Forest township is located about 5km from Eco Majestic and has a gross development value (GDV) of RM3.5 billion. The 374.6-acre Eco Sun and Eco Horizon have a combined GDV of RM7.762 billion while the 518-acre Eco Business Park V has a GDV of RM2.747 billion.

Apart from that, EcoWorld is set to hand over about 4,700 units of properties by end-FY2017 (October 2017). In Iskandar Malaysia, Eco Botanic has handed over its first phase of semi-dees and is looking to hand over Eco Boulevard — the commercial segment — to further activate the township.

The developer said this will be followed by handovers of homes at Eco Spring, Eco Summer and Eco Tropics within the next one to two quarters. In the Klang Valley, Eco Sky has recently delivered its retail shopoffices to buyers last December while the first phase of Eco Majestic’s terraced homes will be handed over in April.

Up north in Penang, sales activities are expected to increase in 2H2017 with the launch of Eco Sun and Eco Horizon in Batu Kawan, the largest township development by EcoWorld in the northern region.

On the international front, Eco World International Bhd (EWI) recorded cumulative sales of RM6.488 billion for the first quarter ended Jan 31 based on exchange rates as at Jan 31 versus RM5.29 billion as at Oct 31, 2016. Profit after tax as at Jan 31 stood at RM116.2 million.

“FY2017 is shaping up to be a very good year for the group. The Employees Provident Fund as a 40% shareholder to jointly develop another four projects — Eco Grandeur, Eco Business Park V, Eco Horizon and Eco Sun, the completion of our 25% private placement and the strong 1QFY17 profits will also strengthen our balance sheet and help us better manage our gearing position going forward.

“We are confident that we are on track to achieve our sales target of RM4 billion sales in Malaysia and once we complete our subscription for the 27% stake in EWI, we will be entitled to recognise a proportionate share of EWI’s sales for FY2017 which will add on to our pipeline of future earnings,” said Chang.

First terraced homes at Eco Horizon and Eco Sun set for launch in 2H2017

The 300-acre Eco Horizon and 74.5-acre Eco Sun have a combined gross development value (GDV) of more than RM7 billion to be developed over the next 10 years.

Eco Horizon will be divided into four residential precincts and one commercial precinct.

“For Eco Horizon, we are allocating over 230 acres of land for the residential component itself, while the remaining 70 acres will be for a commercial precinct. We are looking to launch the commercial precinct four to five years from now,” said Khoo.

“We will launch the terraced houses first, then maybe we will move on to other types such as the semi-dees. We always believe in bringing in the residential component first before the commercial,” said Khoo.

The two-storey terraced homes to be launched in both Eco Horizon and Eco Sun will have built-ups from 2,000 sq ft, with an estimated selling price starting from RM800,000.

Meanwhile, Khoo added that the houses in both Eco Horizon and Eco Sun will have a colonial design concept.

“The houses will be something similar to our landed houses at Eco Botanic. The Eco Botanic landed homes are like a sneak peek of what we will be offering at our mainland township,” said Khoo. Eco Botanic in Johor is the developer’s maiden township launched in 2013 with a total GDV of RM3.79 million. Over 15% of the 270-acre freehold development has been reserved for greenery including indigenous trees and plants. The first residential project of Eco Botanic — dubbed The Verandah — comprises 624 cluster homes and semi-dees, which were fully sold and delivered to buyers last September.

“Eco Horizon and Eco Sun will be in a gated-and-guarded development. We will definitely not scrimp on security because that is of utmost importance. We will also be building a larger-than-normal clubhouse for the residents to enjoy,” explained Khoo. Eco Horizon and Eco Sun will have two separate entrances. While the clubhouse is located at Eco Horizon, residents at both Eco Horizon and Eco Sun are free to use the facilities.

Located at the centre of Eco Horizon will be the township’s 13.6-acre main park, with a pond that will take the form of a pair of flamingos.

“We understand that the residents may not utilise the clubhouse on a daily basis, yet when they want to use it, they want complete amenities such as a big gym and a big swimming pool. By building a bigger-sized clubhouse to be shared among more than 2,000 units of homes, this will definitely reduce maintenance fees, yet they can enjoy all the facilities,” he said.

Haha... if given a choice of course freehold would be better but if 99 years lease with remaining tenure says 96 years upon handover still fine to me - it very much depends on the tolerance level of each individual.

Note: I presume EW would renew the lease upon acquisition of the land

Freehold only at Simpang Ampat Eco Meadows.
But I heard their landed fully sold. Not sure is true or not.
Now they got Eco Bloom at Eco Meadows.

Yes leasehold expiring in 2112. Usually i'd prefer freehold for landed, but for this is an exception i am betting for location over tenure.
Penang island landed linked terrace gng is over 1M now, unaffordable to most.

Yes that location will be more advance than anywhere in Penang or the whole northern region especially in the sight of ikea. Penang props market still good regardless of title.

Out of curiosity, there are also landed props (limited) just opposite the road by aspen and they are freehold. You didn't grab that?

If not mistaken Aspen the landed ones are viluxe which is a luxury landed (bungalows, semi-d) They're priced above 2M bangwall.gif

Yeah, those lighter shades of red/pink are color coded according to the unit type. Dark red ones are booked.

looks like still hot selling despite the leasehold and high price tag. And those white color unit in the chart are second phase launching ?

Also do they charge additional for clubhouse usage? I thought it is included in the maintenance fee, but yesterday read the news said that they offer 'free clubhouse membership for first year", that means maintenance fee and clubhouse fee are charge separately ? Thought this is fully GNG strata title landed.

Oh I rmb DPC has 1 big main gate and all the small small enclave has their own smaller guard house. Good arrangement though. Not everyone would pay the clubhouse.

But again would developer demolish the clubhouse to build more houses in future?
Typical example is SP Setia's Setia Pearl Island residential (at Sungai Ara Penang) where the clubhouse was demolish after few years and now developer planning to build condo on the site bangwall.gif

Good and Bad though...

Went couple of times already to the sales gallery. During rain, after rain, hot day, cloudy day. No smell so far. Got flies though.
Land quality unknown. Since it's on palm oil estate, let's hope developer will conduct their due diligence to ensure the land wont have soil settlement issue.

Yup exactly very super annoying.... during mco, keep push me to submit loan preassesment. For me preassesment, is i get roughly from banker how much i can loan with my income. I already get my own banker from Maybank/CIMB to help me access my profile and they agree that my loan no problem. They still cannot "trust" on me, need give them my banker name and want me submit full document to pre-access. I told them i already use my 6 months payslip + EPF + 2 years EA for banker help me check already, they still insists want to official submit all for apply to get RM2k discount. I a bit fed up and said I already access and 2 banks already state no problem, sumore I buy around 700k thing u only discount 2k not 20k, for me is nothing much different so I say i give up that 2k extra discount.

Recently come again ask me to pre-access loan again to go for priority booking, I said i already told ma loan no problem from my banker. They want me show them message/whatsapp from banker like "Mr.X loan XXXk amount no problem" ranting.gif
Then i am ask my banker help me send a message to me to state my loan no problem, my banker also geram, she said i already help u access already ma no problem liao what they want lagi... haizz... end up i ignore them la..

last week they call me to go select unit, they said u select unit first year end sign snp, but you need apply and sign loan first. They said if before sign SNP i withdraw i need pay around 2k for my loan document fees.

For my view Ecoworld not dare/no confident to official launch the Camdon, they wan people to book and sign loan so that they can have more "secure" on exactly number of buyer.

I understand that they are desperate to push for sale at this moment, but i personally really disappointed with the tactic they use for this project. In my heart they should be par with elegant developer like Hunza, IJM, SPSetia but recent incident make me feel them like they are "2nd class" developer. May be it is due to their company financial status...

Recently come again ask me to pre-access loan again to go for priority booking, I said i already told ma loan no problem from my banker. They want me show them message/whatsapp from banker like "Mr.X loan XXXk amount no problem"  ranting.gif
Then i am ask my banker help me send a message to me to state my loan no problem, my banker also geram, she said i already help u access already ma no problem liao what they want lagi... haizz... end up i ignore them la..

last week they call me to go select unit, they said u select unit first year end sign snp, but you need apply and sign loan first. They said if before sign SNP i withdraw i need pay around 2k for my loan document fees.

For my view Ecoworld not dare/no confident to official launch the Camdon, they wan people to book and sign loan so that they can have more "secure" on exactly number of buyer.

I understand that they are desperate to push for sale at this moment, but i personally really disappointed with the tactic they use for this project. In my heart they should be par with elegant developer like Hunza, IJM, SPSetia but recent incident make me feel them like they are "2nd class" developer. May be it is due to their company financial status...

I was told similar by the sales person to avoid later cancellation due to loan not approve.
This is their problem and should not be something given to their advantage.

The 2k priority booking kind of gave away our preference allowing them to set higher price.
What I learnt form this experience, don't book any unit without any price confirmation.

I see, I agree with your decision. Shouldn't lock down on something is which is not certain yet. But if the apdl is not out yet thrn they can be asking for loan right? How about the Ashton series now.. Ptrrry good deal and vp very soon

I wonder did they obtained the license by now? I still don't see any layout or floor plan published in penangpropertytalk.com.

Looks like they are taking inch by inch approach to "scam" buyer in to sign up the loan first.
my situation kind of ended when i boast them with buying cash. Then they want cheque again. As I know now HLB is not offering CA customer with cheque by default and HSBC branches doesn't have ready bank draft/cheque on the spot. Brainless request in 21 century.

By the way for those who are interested in co-home, there will be no show unit.

I not interested in co-home, for me is townhouse but they keep package and say this is not townhouse. This co-home we need share car-park with another unit, downstair for me less privacy and both unit tangki is put at upper floor ceiling. for me sharing at the end is "beh ho seh" eh...

Not sure if it is good or bad...too early to tell and also all these mergers will take years.. someone wrote an article below but who in a sense of mind want to merge with a failing company unless there is some potential there...or unless I scratch your back and you scratch mine kinda thing...this merger is huge and should trigger alot of red flags if its a shady deal..

ashton doesnt have the 1% referral, so i was told. Yeah the promo has timelines to stick to ..i guess its a way of EW pushing owner to do things fast and not delay

Lol. sorry newbie in property. just place a booking for co home just now. 😂 for investment since we live in Bangi and already bought a landed home at Bangi. Applied but success or not......?

As long as the freehold status not granted.....it is still very hard to push the sales there.....Penanglang still very skeptical buying leasehold landed/property.

Given the almost same price for the landed terrace (Eco vs Aspen), I will pick the freehold Aspen Viluxe 750k anytime.

not perfect but easily rectified with plaster ceiling and and ID creativity...
as for the kitchen cover..it is not ideal but its either there or next to the kitchen walls which usually are used for kitchen cabinets etc....

2 minor setbacks only not an issue.....almost all owner who got keys gave thumbs up on overall satisfaction...

and they are in middle of converting to freehold..

This is what I remember from more than a yr ago.
in general there is 3 categories of pricing after discount.
lower ground should be around 470k-500k
upper floor one type less than 400k and another type above 400k about 50k difference.

the fact that thier 1st phase Ashton fully sold out without the actual conversion guarantee is already a testament EH is a good buy...

How is the sales for Brydon (semi-D bungalow) and Camdon (townhouse / terrace) series? Since now officially freehold it should be selling faster?

Tempted to get a unit there but my CEO not approved, die die wanna be island-folk LOLOLOL... Can't get any better / new landed on island which around 1 mil budget. No nice township also.

Co-home will have issue if your upstairs / downstairs is not someone that easy going.

Imagine if you are gnd floor unit, first floor leak and he dont give a damn to your complaint. Exactly same as high rise leaking issue.

EW has been keep delaying Camdon garden home purchaser, which has chosen the unit since Aug 2020, said sign around Apr 21, -> May -> Aug -> Dec, now Jan 22. Previously said will try fight within HOC but now no hope for HOC already, if not because my loan already approved (since Aug 2020), I seriously considering Aspen Villuxe as it has much more rebate + HOC.

I feel you bro... initially I also placed cheque when they open for registration. Then after that they keep chase me to apply loan and sign loan first then only come to select unit, end up I dont like this kind of process and collect back the cheque.
But anyhow, happy for you as last they finally call you to sign SNP d...

why would people buy landed with leasehold? the purpose of landed is ownership of land

You will be dead before your lease expire, so maybe let your next generation worry about it?

Of course given a choice, freehold >leasehold but nowadays all prime address are mostly leasehold (KL at least)

so far only once i smelt something weird.

But I smelt the same thing when I was at the industrial zone area. So, i believe it's from the swamp area at Batu Kawan.

Flies? Nothing much about it.

Instead, the flies/smell issue is more prevalent in Simpang Ampat. But both have reduced over the years. I remember roughly ten years ago, the smell/flies issue were terrible back then. Now, not so much anymore in Simpang Ampat.

I'm an investor & sub-sale buyer. The landed property is gated & guarded, freehold land, strata title issued but the State Authority places a restriction in interest in the Land / property. So, the State Authority Consent is required for sub-sale. Further, the developer is not issued the vacant possession to the new purchaser(s) until such time the strata title is registered under the new purchasers' name. In short, sub-sale will take some time to complete the transaction i.e obtain the state authority consent will take months. Worst part, the developer is not allowed the new purchaser(s) to stay or renovate the property although all legal documents have executed & stamped (SPA, LACA & etc between the original purchaser(s) with the new purchaser(s)). Don't understand why the developer have such powerful right?
