Booked in February with RM2k bank cheque before MCO to secure priority to early unit selection & 8% discount. They accept only cheque with reason of license not obtained yet.

During MCO they did a live session thought they are doing some virtual launching but just another intro.

They offer 2k additional discount with loan preassesment that requires KWSP, 3 month pay slip & bank statement which is a full loan application requirement. Since I am not confirm & still waiting for final plan & show unit (which later they decided not building) to finalize my decision, I told them forget the 2k discount. Thought this will shut them off & stop annoying me but later told me selection priority will be given to preassesed loan customer. Again I am told to prepare cheque for 10% down payment with the reason I could easily take back the cheque if I don't want to buy later. It could also means they can just give you back the cheque if the project is cancelled any time.

Got very frustrated & took back my bank checked to cashed back my money. Waste my time.

I was told similar by the sales person to avoid later cancellation due to loan not approve.
This is their problem and should not be something given to their advantage.

The 2k priority booking kind of gave away our preference allowing them to set higher price.
What I learnt form this experience, don't book any unit without any price confirmation.

I wonder did they obtained the license by now? I still don't see any layout or floor plan published in penangpropertytalk.com.

Looks like they are taking inch by inch approach to "scam" buyer in to sign up the loan first.
my situation kind of ended when i boast them with buying cash. Then they want cheque again. As I know now HLB is not offering CA customer with cheque by default and HSBC branches doesn't have ready bank draft/cheque on the spot. Brainless request in 21 century.

By the way for those who are interested in co-home, there will be no show unit.

This is what I remember from more than a yr ago.
in general there is 3 categories of pricing after discount.
lower ground should be around 470k-500k
upper floor one type less than 400k and another type above 400k about 50k difference.

Last year Aug already pressuring buyer with early bird selection with pre-loan evaluation which is actually a full loan application when there is no full/detail information on the project.

hopefully u got to sign the s&p by this year.
