Ambitious pricing (600++k) from IJM for a 18x65 unit

And depends how the whole site of Robin is planned, some units should be close to the SKVE alignment.

Overpriced.

but all buyers still prefer new launching, with this affordable price, still sell like hotcakes.

As long as below 700K and below 800K, still many people queuing to get it. Compared to other new landed project which located farther, so all young family still can accept this price with this built up.

for sure it is overpriced, but it is still one of the best option in the market with this affordable price. If you can afford to 10% downpayment and all taxes, subsale and lelong market always a better option.

Bandar Rimbayu with all amenities except bank you still need to go Kota Kemuning, with Chinese Primary School, International school, shopping mall, club house with swimming pool, kindergarten/pre-school, i would said it is one of the best newly developing area.

Puchong also launching some freehold landed with about 8xxk , but located far away from Puchong town, and very close to light industrial area which is quite messy.

anyway Bandar Rimbayu have the big issue with traffic jam during peak hours, it is one of the reason i still considering to get Rimbayu area or Puchong, i think both of this two area having the same traffic jam issue, but puchong is more matured, after Selangor gov upgrade the access to Rimbayu elite toll, i think it is getting better for short period, after more and more people move in Rimbayu area, it will become nightmare again to everyone. The access to Kota Kemuning also need selangor gov to do something, since it is a boarder between Shah Alam and Kuala Langat, i don't think both local council will upgrade this access.

But i really like the environment in Canal city, especially Tropicana, Gamuda 257 and ES

I am wondering how is the progress for Starling, the last update was on April. Wondering if they are still able to finish phase 1 on next year's July according to the plan.

If want to buy Tropicana Aman, DO NOT buy new from developer.. cause their management of the Strata is horrendous... if MUST buy from developer, pls fork out the premium and buy Eco/Gamuda... you wont regret it.

If die die want Tropicana Aman , just buy subsale, hopefully where residents have already taken over the management (JMB/MC).

I am considering Gamuda 257, but worry i will regret because canal city is a big far from Kota Damansara which is location of my wife work place.

That is why still holding the decision.

If buy subsale in Bandar Rimbayu, still can sell it out easily with minimum loss, but gamuda 257/ Eco Sanctuary i don't think it can easily let go in future. I can see the strata title landed more difficult to let go in many places comparing to individual title

I got a neighbor who's wife also works at TTDI, they own a gym there. They stay at Wisteria. Apart from the commute, they like the place as it is peaceful. I previously work at Mutiara Damansara and daily commute there without any issue. It depends on what you need in life, after a hectic week, you want to wind down on the weekends, do a bit cycling, jogging, have a bit of laid back life away from the hustle and bustle of the city. Or you prefer to have the city right next to you.

Totally agreed, the main selling point is "canal city" is the environment. This township provides the relaxing and homey vibe that can't be achieve in the cities (few exclusions like DPC). Perhaps this pandemic has opened up flexibility to work from home alternative week or even permanently which can reduce the time spent on travelling. thumbup.gif thumbup.gif

what is your travelling time from canal city to Mutiara Damansara?

my wife need to report to work at 7.30am, normally she leaving puchong at 6.55am with F&F speed.

if play safe , i will consider Rimbayu Penduline or Perennia, especially Penduline should be more easy to dispose with minimum loss. If Gamuda 257, i worry 20% price drop also hardly to dispose in future.

The environment here is awesome, cons is traffic jam and open burning at night time, the traffic might worse in future since more and more units completed, especially after aman 1, EW condo, and Gamuda 257 amber VP

WFH should end after COVID-19 pandemic lifted, not everyone can still WFH including my wife. If i can find a permanent WFH job, i will not stay in Klang Valley, better to stay in a smaller town with less pressure

Usually the traffic issue will only get attention on local council when it becoming terribly bad and that will be when all the new projects within CC VPed. With more pressure putting to local council by then, there will be some project to improve the infra which is common in malaysia. Infra improvement always come later.

Yes, that is why now USJ and Puchong traffic issue get some improvement, especially USJ.

But Canal city, it is under Kuala Langat, not sure how the local council will work on it, compared to MBSA and MPSJ which have more funding and experience to handle this, just worry it will not easily solve within this 10 years

At that early time in the morning, can reach KD in 35 mins without even paying toll. But then again, this is a period of schools being closed. So if schools are in operation, might be slightly longer than that

roughly 25-35 minutes depending on traffic, I used Elite then NKVE straight to KD. if talking about F&F speed, with no cars on NKVE and Elite, I can reach 250-280kmh from Damansara Toll to BSP Toll. around 15-18minute tops.
