Actually, with a strong and capable JMB team and without a swimming pool to maintain, maintenance fees can be kept low and sometimes being reduced.

I would pay extra for strata because I don't like dealing with selfish neighbours that convert their unit to kindergarten, part-time tiusyen center biggrin.gif biggrin.gif And those neighbours that like to park their old cars all over the neighbourhood as if the neighbourhood is their junkyard Haha.
Besides that strata is a good way to deal with the unfairness of certain neighbours who don't pay their part of their monthly maintenance fees in an individual titled neighbourhood.
There is no escape with strata, and every homeowner is bound by law to pay their maintenance fees eventually.

Cat warna sesuka hati is small matter.
Kalau ada neighbour yang renovate tanpa fikir other homeowners feelings eg nak bina 'castle' out of no where.
There is nothing homeowners can do to stop neighbour macam in.

i sold my unit in Sungai Buloh, one reason also because of that area have too much of tenanted units and their cats always lepak at outside, and cats like to shit everywhere including my unit.

My tenant always need to clear up, and they also can't tahan and move out after contract end

cat/dog poo issue is happening regardless strata or not, you can do only broadcast the reminder in neighbourhood group chat or politely talk to the neighbour if you could recognize pet are from which unit.

Cannot say so much or educate about strata in this sub forum as people mentioned this is individual title area.

Wanna talk abt strata go to 25.7, TA or EWS. 😂

All I can say, live in individual title landed then you know the issue unless you jenis tak campur org. Then different story all together.

Hi everyone,
I am writing this post to warn dog owners in Eco Santuary. My family and I moved-in to Eco Santuary on September 2020. Before moving into Eco Santuary, we have already had a dog of 7 years.
My dog is a trained purebred working-line German Shepherd. We got her in my previous home as many robberies were going on in our area. She is trained to protect our house and our family members. We have always ensured that she is vaccinated every year. We have also without fail every year got a license from the local council. My dog will only bark if there is someone unknown (not neighbours) near the house or if there are loud noises(firecrackers, etc.). In our previous neighbourhood, our neighbours had no issues with her.
When my family moved into Eco Santuary, there was quite a bit of firework going on in and around the area. These fireworks would sometimes go past midnight. As such, my dog would bark during this period. She stops barking once the fireworks stop, she doesn't continue barking like a mad dog.
Residents in the area would have seen us walking my dog. She was very friendly with people and other dogs. You could be walking beside me with her unleashed and she wouldn't do anything (unless you do something), that's how trained she was.
Not two weeks after moving in, we kept receiving visits from the guards. The guards informed us that our opposite neighbour (Kenny Low) has complained about my dog barking and would like us to do something about it. The guards also mentioned that he told them that he talked to the management about this. As such, we have done many things, such as keeping her at the back or in the house. Despite all this, we kept receiving complaints almost every week. Not once has my neighbour come and speak with us.
On Feb-5-2021, he complained about my dog to the guards again. The guards came to my house at 2:30 am, waited in front of my house with the motorcycle running, and started recording my dog. As my dog is very alert to things like this, she kept barking loudly and woke us all up (she has different levels of barks, if she barks this loudly, it's something serious). We all woke up and my dad told the guard to leave or she is going to keep barking.
On the same day at 9:45 am, we received a visit from a large convoy from MDKL due to a complaint from the same neighbour. They were equipped with a K9-unit to take my dog away. Luckily, we had all her paperwork in order (license, vaccinations, etc.) and by law, they were not allowed to take her away.
On Feb-6-2021, the management organized a meeting with us and our neighbour. He failed to attend this meeting to sort out this issue. In the meeting, the management told us that they were told by my neighbour that he had spoken to us about this (he has not once spoken to us about this). We also told the management that he said that he has spoken to them about this (the management told us this is not true).
Since the MDKL event, we have kept our dog indoors at night, in fear of what he might do (judging by his character). We have also placed orders for cameras to be installed outside our house.
On Feb-15-2021, he contacted my dad to set up a meeting between him and he would like to discuss my dog's barking. During the meeting, he said that his wife gets woken up by my dog's bark. He also said that when he wakes up angry at night "I don't know what I will do". Hearing this, we made many changes to her environment as we feared for her safety. These changes have caused my dog a great deal of stress.
On Mar-14-2021, we installed the cameras we ordered around our house. Sadly on Mar-15-2021, my dog passed away at 1:00 pm due to the stress she was facing.
We've bent-over-backwards to resolve this issue. Nothing was ever enough for my neighbour. The management was ever so weak in handling him. They kept appeasing him despite knowing his character and that his request was absurd. Do not expect the management to stand up to people like this, they have no backbone and are cowards. They have no interest in your family. Past few months it has been about solving this issue, only to see our dog die. Protect your own family.
Our neighbour Kenny Low (and his family) isn't the only family like this. In this area, you will find a couple of people who think that they have money and that this gives them certain privileges. They lack basic decency, thinking that their money and "religious piety" will absolve their darkened souls.

Rimbayu also still have some empty land for Strata Title landed, but maybe will not launch it so soon as they know the strata title landed is hardly to sell with a good price currently, they are more focus to the smaller built up which affordable price and can sell it fast

Individual title also same, our RA is tired to handle with few residents, they keep complain everything while the monthly maintenance fee is only RM 65/month.
The RA is non-paying volunteer basis, some of residents still keep complain, then those troublemaker started refuse to pay, only left one to two residents still paying and keep complain.

Outsource the admin work to outsider only make complain, only RM 500/month outsource to an accounting student, they keep complain and ask why not offer to resident, when ask who willing to take this job with RM 500/month salary, all keep quiet.

When syabas come to do repair job, also complain
When they found our funding got 40K cash also complain
When increase number of guard also complain

I guess the main reason is, because the security fee from RM 50 increased to RM 65 after forming a RA, and we get the developer funding to build fencing and gate, that is why RA form, but in the end since MPSJ approval take time due to MCO CMCO, they keep complain, saying only when see the fencing only pay the fee, but previously when only simple guarded RM 50/month they think it is reasonable.

many arguments, later someone park his car in front of other house, later complain on certain house not taking care hygiene (this one i never complain, but my back neighbor really never take care his backyard, the backyard like a small jungle which i can see birds, bees, butterfly, lizard, squirrel around). Because is a individual title, the RA only can advise and try to solve the issue between the neighbor, but they can't do anything.

Cannot disagree more. I'm lucky to have pleasant neighbours but already heard a few unpleasant encounters a few streets away between neighbours.

So yeah, individual or strata not a deal-breaker to me as well.
