For Strata title, never they not paying now, in future also need to pay.

Strata title can block your access card, everytime you come in need to wait guard to open gate, or they can ask you to register everytime.

For individual title, as long as they are resident, you can't simply block them, or even non resident also can come in without register, if he want to cari pasal, they can make a complaint to local council.

My taman still allow non paying resident to come in everytime without block, they continue non paying and keep complaint our security is bad, allow outsider to come in, but actually all outsiders come without purpose (non a visitor) are blocking and not allow them to come in, and that was a case happen last year, the robber pretend they are visitor and blocking by security, then they attack the guard because refuse to show IC.

Yes, this is true and it is bind by law unlike individual title.
People can throw rubbish, leftover from reno, reno funnily, parking here and there.

I'm living in individual title resident and it is normal for all those above situation and you can do nothing about it.

You can find many area being able to hold the weight, out housing structure not so flimsy..

You can also quietly convert your rain water harvest tank to direct syabas water supply... tongue.gif

I currently run 3 tanks total... water disruption dont even bother cool2.gif

Depends on the house build quality. If the area got sinking issue, adding this will become an issue.

Lucky you, you have a good structural house to put additional or even replace to bigger capacity water tank.

My younger brother work for company that provide security app and services, rimbayu also using their services. He said not only some owner don't pay sometimes the internal got arguments over profit and power, and happens to G&G or strata as well. His advise is don't buy strata title. sweat.gif well I'm sure both also got pros and cons.

My personal take if I have deeper pocket I will go for strata with better maintained landscapes, uniform looking facade, lesser car parks randomly on roadside etc. only cons for me is the high maintainence fee compared to individual title which usually charged on security fee on G&G only.

Yes. Agree with all the point but there is one issue with individual as well.

If there is collective complaint from resident on GnG for individual title, Majlis Perbandaran can remove the structure (boom gate). This will cause issue as well.

People can accept to buy a strata title condo, but can't accept strata title landed.

Both title have their pros and cons , i prefer the strata title without gym and swimming facilities, so lesser monthly fee

Exactly. People say it is bad to live in strata landed but didn't clearly mentioned why it is bad. Understand the monthly fees is expensive but at least you have peace of mind that the entire neighbourhood is being taken care off due to it is bind by strata rules n regulation.

If have strong JMB and maintenance team only peace of mind, else if worse than individual title.

More than 90% of Rimbayu' properties are individual titles. So by nature we should find more people who prefer individual title here in this thread. No need to discuss further here i think. haha
