I've surveyed some houses in Rimbayu with Real Estate agent and owner looking to buy/rent due to long term work arrangements.
Here are some of my personal view points on the quality of houses in Rimbayu from entrance *walking in
1) Porch floor very bad concrete/cemet screet
Side of the gate (place where the metal gate hangs).
showing signs of concrete failing
2) Door (main) are not that "hard" wood
3) Can hear the hollow tiles when stepping on it/quality of tiles..... Hmmmm
4) Visible leaks from ceiling
5) Quite stuffy
6) Toilet quality is moderately OK for a flat/apartment
7) Plaster ceiling looks like a wave (ombak)
8) Molds are starting to form outside/exterior
9) Water quality erm a bit on the colourful side
10) Water pressure... Hmmm... Nice mini sprinkler
11) Walls... Some saw its green some say its brown
12) A lot of dust everywhere. Not sure if it's due to nearby highway. It's dusty on the railing.
These are houses that are completed/VP 4-6 years ago. Can't remember the names
Conservatively it's ok to buy but not at these prices considering the terrible traffic and poor workmanship.
At 5pm the traffic is terrible. Just terrible.
Well.... which phase would it be?
Perhaps as you said- it was VP a few years ago- such finding is normal. A house vacant, is a house not maintain.
so cant blame the molds, water quality, dust etc.
Door not hard wood is pretty common for houses below 1 mil in KV- yes of course you can upgrade
Toilet quality - yeah- i say i below par, wish something better. you may at least change the fittings which don't cost a lot. the WC leave it ba. if got budget can also change the basin ( approx RM300-500 each)
Tiles hollow- that will be some expensive repair.
Did you notice any soil settlement? the car porch is one. there could be hair line cracks on earlier phases.
Landscaping for some phases, especially chimes is very poor too. the tree they plant drop lots of leaves, people cant keep sweepingand made the road messy/drain clog
