Well. may be when this thread started in 2014- it was really mean for investment.

It was the first project in this area, by IJM before TA and ES come in.
many people queue and buy for the first 2 phase, and many for investment.

nice video... can see that they are very happy and excited with their first home.


Generally, the build and area look neat and clean- even the back alley is wide. The taman may be lack of green isn't it? Just a small patch outside the gate.


It has nice large main door- but material macam so so.
So this house have no sliding door- just a few windows.

Anyway - Make sense to brick up the back yard ( approx 8ft there?) for a nice wet kitchen.
and yes- definitely need to do some partition to block the main door directly flow to back door. Someting in Chinese belief but i am not sure what.

Currently the area is full of plantations, very narrow but yes, if they got the will, it won't be too hard to expand.

I also wanna be happy, be need to be cautious at the same time loh. All of us know SA can claim and indicate many things.

Conservatively it's ok to buy but not at these prices considering the terrible traffic and poor workmanship.

At 5pm the traffic is terrible. Just terrible.

Perhaps as you said- it was VP a few years ago- such finding is normal. A house vacant, is a house not maintain.
so cant blame the molds, water quality, dust etc.

Door not hard wood is pretty common for houses below 1 mil in KV- yes of course you can upgrade
Toilet quality - yeah- i say i below par, wish something better. you may at least change the fittings which don't cost a lot. the WC leave it ba. if got budget can also change the basin ( approx RM300-500 each)
Tiles hollow- that will be some expensive repair.

Did you notice any soil settlement? the car porch is one. there could be hair line cracks on earlier phases.
Landscaping for some phases, especially chimes is very poor too. the tree they plant drop lots of leaves, people cant keep sweepingand made the road messy/drain clog

The ceiling heights and all are generous, land size outside the house is much bigger compare to other developers. Plenty of parks around.
Overall houses here are consider good condition and generous land space given.

Another very important point I would like to share with fellow readers here, during last year flood, Rimbayu is life savior for a lot of people, Kesas was flooded, KK people route through Rimbayu to go in and out.

Rimbayu as a whole did a fantastic job, mitigating flood risk even though it is developing area, they ensure flooding won't happen.

Put traffic aside, this place is actually very comfortable to stay. That is why even I am moving out, I don't plan to sell the house here.
Erm USJ can get cheaper houses, for example terrace 600-700k, it is more or less the same price, I would say now Rimbayu pricing fetch even higher than USJ.

Agree with the vibe in this area, lot of park, lots of new family, vibrant and good to raise up kids.
on the houses size... depends ba. i see IJM latest houses getting smaller and smaller BU.
TA is quite good- reasonable price points ( 1.2-1.5 mill)


Errrr.... now you bring up the flood thing- isn't canal city suppose to improve the flooding issue in this area.
some says development in KK and even the greater rimbayu contributed to the flood.

when roundabout clear, then deadlock move to other area on the same road.
this especially as more development along the road.... and also to add those condo/apartment getting more occupancy.

may be good thing ba.... the area Ong Ong.

but can say... we not aware of how large this development is, and how bad the traffic issue turn out to be.
we are too naive ba.....

and guess what... those existing old residential area this area> got impacted the most. The road they used for last 20 years... got 20X more user in last 5 years.

even KK folks also affected.... well- the price for development ba.

it is a nice township with huge potential, good life style, malls, park. schools.
traffic only a small part right- just deal with it loh.

nothing gonna change/improve in near term. Just hope it dont get worse

also - means fully cover and close door/window hole day?
some people do this, but some people prefer more sun-light, more fresh air.
