wonder if the developers not keen to proceed on the bypass road. It should be straight forward and cheap fix
or the typical red tape by town council-
this area is crossing btw Kuala Langat and Shah Alam right? does Puchong (MBSJ also get involve)

All the taikor just wanna meet meet drink sweet teh tarik and karipap in the meeting.

while going through the 4 years struggle.

i had my fair share when staying at Sunway Kayangan- when they upgrade the PMD.
it was a long struggle but the end is really worth it.

Beside Traffic and Taska issue ... any new encouraging development in this area?

Hope to continue to talk about new launch, new VPs, or which commercial area come into life

am sure many positive things happening.

Yup. MPKL is accountable for the traffic plan. May be some of the roads are to be built and handed over to JKR, but MPKL should still be the stop gate to ensure requirements is fulfilled before pass the KM/master plan approval.

IJM own the entire plot- they could have factor in the new road/fly over access way into the land selling price.

(Lack of) Connection to WCE is another idiotic execution. Build Highway is to serve the township/community- that is the main purpose. Wonder how it goes through their mind.

Greed and money in play at the back

As result - tenth of thousands suffer daily now….

i dont stay there but visited a friend during CNY
Generally looks ok, security is good. the manage parking well ( no stray parking, visitor at designated area)

though if you have more than 2 cars may be a bit mafan to manage.

The linear garden- are well kept, but nothing impressive/top notch like Eco


The house pretty small yo.... i felt a little claustrophobic with about 10 of us visiting.

Initially probably yes, but once u get used to it it will be fine. dont be too particular about it. All citizen at Cyber jaya, Putrajaya, dengkil, BSP, south puchong all effected.

i would concern about the traffic then the jam here.
what time we gotto leave house now? 615 going to 6 am to avoid the jam right?

i would say Gamuda is here for the long term gain as property developer. They have master plan on GGarden, GCove

IJM- seems like just tumpang the trend on residential the main strength is not on town ship. Probably for highway, high rise commercial building etc.

Regardless, the finish product is there for both Rimbayu and Cove- you shoudl go have a look in detailed.
you situation is no like us, bought before the show house is ready. We just flock to the sales office, scared missing out.
You should survey more units, spend sometime there during peak hours. Join their FB groups ba.

but importantly- what is your main criteria. what make u choose here?
near work place, ? relative? or like the concept?

build quality (IJMand tropicana used to have some sinking/crack issue at the earlier phase)
site general infra- IJM road seems narrow
commercial liveliness- Rimbayu should win hands up
other ammenities- school, hospitals- IJM

noise, if can - avoid too near highway ba. 1 time purchase to stay for 20 years. how many 20 years do you have?

i was at Chimes, same case also. so many units rented out. minimal reno, mind set for cleanliness and car park is less.
